Anyone here looking to buy a property or just recently bought a property please share your experience and informations.

1. Location / name of the developer.
2. News about upcoming development in your area.
3. News from property developer about upcoming releases
4.

I know we can look at realestate or domain website for house for sale but it is different if the iformation came from someone who lives in the area or already spoken to agents and developers and got first hand information.


Places you can visit:
- Display homes in Kellyville / The Ponds / Glenfield
- Heard new developments in South (ex: oran park / glenfield area ...) and in West or North west area (ex: somewhere near Penrith and Richmond).

I have not heard of any new development in north or around central coast.

    Sana yung mga may experiences on buying properties, share naman po kayo.. and tips how where you able to have your first "home".. sa mga naririnig ko, 450K na, land plang yun :( may alam ba kayong suburb na mura-mura? btw, first-home buyer here.. So gusto ko sana makuha yung govt grant, so most likely brandnew po tinatarget ko, pero worth it po ba na brand new kunin just for the govt grant? Saka baka may alam kayong murang interest lang na bank for home/construction loan, share na ren po :)

    Meron ka pedeng makita na mga from 330k na land if you look 40kms + away sa city. Depende sa laki ng lupa.


    expect building a house around 200k+

    Kung 450k land price na target mo + around 200k+ to build a house = toal cost or loan will be around 650k na.

    Check how much deposit you have to work out how much you need to borrow to know if you cna afford the proprty.


    With or with out the grant.... the first home buyer grant benefits the seller not the buyer. Every time government provide assistance to property buyers, the seller put up more than the grant given by government (just my observation).

    If you are looking for building house, make sure you alot around 30k-100k for the finishing as the quote provided by the builder are just basics and not what you see on display homes.

    amongst my friends who got their own houses, i never heard of anyone getting a buyers agent... yeah added gastos din, not sure how much but say they charge 50bps - you are gonna pay them $2500 for a $500k house...

    for what? advise lang ata mabibigay nila... you can always do your own research.

    RE: buyer's agent or buyer's advocate: 50bps was very conservative rather they charge as per below:

    Our competitive fee structure works on a % based on the type of service required and the value of the property, however we are happy to quote a fixed fee for our service if required. Our fee structure are as follows:

    An initial registration fee of $990 (incl. GST) to commence the process. This is fully deducted from the success fee once the property is secured.
    Full Search & Acqusition Service is between 1.65% to 2.75% (incl. GST) of the purchase price.
    Negotiation & Auction Bidding Service is 1.1% (incl. GST) of the purchase price.


    2.75% of $500K is a whopping $13,750...

    WOW!! Stamp duty na iyon!! :)

    Development in Colebee is a bit expensive.. owned by Greg Norman (golfer) and has a gold course. You will be paying higher strata to maintain the golf course even if you don't use it.

I find it really inspiring; my cousin only moved to Australia six years ago, pero pangalawa o pangatlong property niya na ata yan (may commercial pa siyang isa). Need to find out how he managed to do it and learn from him.

    Most likely nasa 400-450k+ yung land palang.
    Cost pa ng house maybe another 300-350k.
    Cguro from 750k house and land.


    If 6 yrs ago, mura pa property biglang tumaas property kaya may equity sya to buy another investment property... na inflate ng foreign/chinese buyer.

    Meron nga dito nababalita na entire building was funded by chinese tpos binebenta lang din nila ung property sa mga chinese.

    Mahirap i compare.

    Mag kakaiba kasi ng arrangement / charges / timeline to move in.

    Kung gusto mo na matirhan kaagad - bumili ka ng gawa na paa hindi ka nag babayad ng rent habang pinapatayo mo ung bahay.

    Kung gusto mo na cutomize yung design ng house - buy lot then build.
    Ibang developer pag nag benta ng hous nad land package... may mga additional expenses kung i papamodify mo yung layout/plan.

    Kung gusto mo na hindi masyado nag iintindi ng design pero baging bahay - kuninmo yung off the plan na may design na at ayos na layout para di ka na magiisip masyado sa detalya ng ipapagawa mo.

    Bawat may ipapabago ka or idagdag, syempre may additional cost.

    it is probably cheaper to buy an established property...

    If 6 yrs ago, mura pa property biglang tumaas property kaya may equity sya to buy another investment property... na inflate ng foreign/chinese buyer.

    Meron nga dito nababalita na entire building was funded by chinese tpos binebenta lang din nila ung property sa mga chinese.

    Come to think of it, etong building kung saan ako nakatira ngayon, ang sabi sakin ng landlord ko halos puro Chinese ang nakabili. Alam nilang mura pa ngayon dito dahil nga may bad reputation yung lugar pero sobrang ganda ng location. Mukhang magmamahal na rito within the next few years!

    we've done several visits sa mga model houses, accompanying a friend whos in the midst of finding their house, so parang learning experience na din and mas matanong pa ako dun sa bibili ;-)

    Dun sa mga model houses na nakita namin mostly if not 90% sa loob nung bahay ay upgraded, so kung yung package nya to build it lets say 290K, starting lang sya and 100% basic lang ang content nya, may mga upgrade packages naman na available, like top up ka 10K or 20K or even 40K and you will have this and you will have that.....

    Kung Lot naman, may ilan na din kami pinuntahan and ang requirements nga within a year dapat matayuan na sya ng bahay...and make sure yung plan nung bahay eh yun na yung gusto nyo kasi kapag na submit na sya for approval then all of sudden meron kayo gusto baguhin, another approval na naman sya and they even mention sometime even the smaller details kailangan i-pa approve ulit.

    Kung Off The Plan naman, watch out for the Sunset date ;-) and watch out for progress payment, kung okay sa inyo so wala naman problema. Pero mostly naman down payment during start then the rest is during the settlement.

    Pre-Approval and Formal Approval, usapang loan na ito ;-). Before house hunting mag pa pre-approval muna kayo dun sa acceptable range ng presyo ng bahay na gusto nyo to see your borrowing capacity. Kung Off-the-Plan hindi pa recommended na kumuha ng Formal approval kasi 6mths lang sya valid, pero depende sa inyo kung gusto nyo nang formal para sure kayo na meron magpapautang, depende din sa sunset date, pero after 6mths ipapa re-new sya yun eh kung hindi papasok sa sunset date ang validity nung formal approval. yung loanable amount is depende sa percentage na dapat mo hiramin, meron up to 97% nung presyo nung bahay(95% is Loanable Amount, 5% downpayment mo, 2% is for the LMI). Meron 5%, 10% downpayment in that sense magbabayad ka ng LMI Loan Mortgage Insurance, kung 20% ang downpayment wala na LMI ;-)

    Additional info...

    Every time you apply for credit card or any loans, they will do a credit check on your behalf and it gets recorded to your credit history.

    Credit history is where they record all your applications and if you have a bad debt or record reported against you.

    Too much credit check in a short period of time "may" affect your credit rating.
