Rental Process in Sydney

Hi Everyone,

I need insight on how to get a rental place either room or granny flat while still residing in PH.

Holding a PR visa and and a family of 3 and I read a lot of rental post in FB groups but I just want to ask for help or insights on what would be the requirements.

We haven’t secure a job in AU but me and the wife are cosistently looking to land a job before we move to AU.

I will also appreciate if you can refer someone who knows a vacant room or granny flat.

If room, you can check pinoy fb groups. Try to see ano yung malapit sa work niyo. (industrial ba or more on CBD proximity) Rent from there. Inform you want to stay for about 3-6 months. That gives you time to move to a different place if needed or to find a better accomodation - again depende sa school or work.

Here's an idea if renting through an agent:-

Look on platforms like realestate.com.au, Domain, local agents’ sites or forums like this.
Attend inspections to see if place suits your requirements. E.g. Internet - not all properties have access to good internet connection. (you can check with service providers online by using the property address), Gas/Electric Stove, Air conditioning - some properties don't have A/C, etc.
Check for rent amount & inclusions, length of stay (usually min. 6-12mos), availability date, strata rules (if apartment building), who will do lawn maintenance (if property has a frontyard/backyard).
Submit applications. Usually they will ask for photo ID (passport / driver licence), proof of income (recent payslips, employment contract), rental history + references, bank statement or proof of savings (sometimes).
Pay rental bonds and deposits.
Review residential tenancy agreement (contract) and sign. Before signing check:- rent amount & payment frequency, lease start/end dates, break fee clause, rent increase terms and special conditions (pets, carpets, balcony use, etc.).
Upon moving in, you will receive a Condition Report document. Make sure you do this diligently and take note of any issues not specifically mentioned in the report that might be a problem when you get to end of lease. If renting a house, do a quick check of the water meter, make sure meter is not moving otherwise there might be a possible hidden water leak.
If any problems occur that requires agent's urgent action, report via email (for documentation) and include photo's if applicable. Give the agent a reasonable timeline to fix the issue (this is important if there will be disputes).
