if you are renting from an Agent, then you dont need to worry about maintenance. Expect to get the unit at prestine condition. Everything is working (lights, tap, hot water), no stain in carpets, no stain in walls. If the unit has a garden, it would have been neat and tidy.
There are times where a unit has 'known' issues like pet scratch in door blah blah.. It will be fully documented in the Inventory Report. This report will be given to the renter for inspection. Once you all agree with the status report then its all done.
Of course at the end of the lease, the Agent expects to get the unit in the same condition it was handed to you. No more no less. No holes, no change of wall colors. Some Agents even asked the renter for a professional carpet cleaners.
You are also not allowed to leave 'anything' without prior consent from the Agent.
(Gas, Electricity , internet, Cable TV , phone connections are renters responsibilitiy)
