    @tasburrfoot so what were your consideration bat jan kyo sa melby? Naku c hubby sobrang nilalamig na sa sydney ngayon hehe though 1month plng nman sya so bka nag aadjust pa hehe flood prone ang brissy?eh galing naman kmi pinas so cgro naman wala n mas malala sa baha sa pinas haha umm insurance premium meaning yearly yun ang insurance?eh pag sa sydney o melby nsa magkano ang premium?
    chill kasi dito; unlike sa sydney na buzzing with activities. melbourne during saturdays is somehow dead which is to our liking naman. :)

    For me, the suburbs in the east are the nice ones... Nothing beats the leafy environment sa Eastern Suburbs, mahal nga lang talaga.

    For me, the suburbs in the east are the nice ones... Nothing beats the leafy environment sa Eastern Suburbs, mahal nga lang talaga.
    Agree with this, we're currently renting here in Surrey Hills and the environment is really nice, yun nga lang Million$ ang bahay dito if ever we decide to buy here it will be just a unit compared to a 4-5 bedroom house in the outer suburb i.e Cranbourne/Berwick for the same price.

    every weekend nagtitingin tingin na rin ako.. nakaka-aliw ang daming maganda..
    sabi ng mga officemates ko na pinoy:

    - may mga financing na atleast 5% deposit..
    - if you are borrowing >80% of the property value, you will need to pay a mortgage insurance..
    - some financing will allow you to include that mortgage insurance sa home loan, others won't, so you have to pay that outright....
    - other fees such as legal costs..possibly stamp duty (in some States, yung mga first home buyers may exemptions depending on the price of the property)..

    sabi nila i can do it in two ways:
    - sa mga builders na may home+land package, tapos sila na rin mag arrange ng finance..
    - or punta sa mga bank, mag pa approve ng loan amount, tapos saka mag hanap ng gustong bahay.. pag may napili na... iprocess na ulit sa bank.

    - normally eligible na daw after 1 year sa work..
    - pag may ipon ng deposit at savings history..
    - mag 1 year na ako.. exciting.. but its a big decision to make..

    @kremitz It depends on your budget. Remember, house prices on the south, east, south-east are more expensive. If you are looking for lower housing cost on those areas, you really have to go further away towards the outer suburbs and usually new land developments are happening on the outer suburbs.

    I do not know a lot about the outer suburbs because I live in the inner southeast. If you like to live near the beach, you have to buy in the south/bayside area but be prepared for the price. If you have enough money check out the bayside area Cheltenham, Mentone, Beumaris, Sandringham

    It is easy to buy the property in Melbourne as long as you have enough money and a job to pay the mortgage then you are good to go.

    @lock_code2004 have you heard of Keystart? Dun ko balak mag loan once mag 6mos si hubby sa work (min. reqt yta). 1-2% DP, no LMI, pero medyo matagal dw processing..it could take 2months.. but i guess thats ok..plan ahead lang..

    we are planning to renew our lease agreement for another 6mos until April 2015, then apply for a house loan by end of this year..

    finalised our loan last week... we will be fixing 50% of it and the other half will be floated. hopefully we can be able to make the most out of the offset account in the floated portion.

    by the way, all those who have current mortgage; you may want to fix your loan for 5yrs... less than 5% per annum na sa mga Big 4 banks!

    with interest not expected to go lower, it may be time to look into this.

    @lock_code2004 have you heard of Keystart? Dun ko balak mag loan once mag 6mos si hubby sa work (min. reqt yta). 1-2% DP, no LMI, pero medyo matagal dw processing..it could take 2months.. but i guess thats ok..plan ahead lang..

    we are planning to renew our lease agreement for another 6mos until April 2015, then apply for a house loan by end of this year..
    as far as i know...may maximum salary reqt ang keystart... if you and your hubby is earning more than 80k/yr (combined household income).. then hindi ka pwede sa keystart...

    ayan pagkaka-alam ko.. so please check sa website nila kung tama ang intindi ko.. ;)

    by the way, all those who have current mortgage; you may want to fix your loan for 5yrs... less than 5% per annum na sa mga Big 4 banks!

    with interest not expected to go lower, it may be time to look into this.

    No, I don't trust mortgage brokers! Ehehehe!! I could be wrong though...

    I just went straight to a big 4 bank where I had relationship previously; una kami kumuha sa loans.com.au (4.54% variable) okey na sana but they had some problem with our property. so ayun, sa big 4 na kami dumiretso.

    $95,000 (Singles)
    $115,000 (Couples)
    $135,000 (Families)

    Now this may be a stupid question, but Im not sure which limit applies to us. Do we fall under the "Singles" (one-income family) or "Families" (couple with kids) ? Sabagay, it wont really matter coz pasok kami either way. Kaya nga gusto ko na apply sa Keystart, malay natin in a couple of months e hndi na kami eligible dahil sa income limit ;)

    Ilang percent ang downpayment; pwede ata as low sa 5% of the house value - the catch is you will pay a loan mortgage insurance if you can't cough up with at least 20% DP. One time lang naman ito.

    I got 4.9% fixed for 5 yrs in one of the Big 4 - I dunno how much will it be after the fixed period has lapse but this really depends on where the cash rate is at in 2019. Chances are mas mataas na as compared to where it is now.

    Boss @lock_code2004; we got a pre-approval first then we did a serious house hunting...

    Unfortunately our first lender had an issue with our property so they could not underwrite a loan for us so hanap ulit and we went to a Big 4 bank.

    Normally the process would have been na ma grant na yung unconditional approval sa loan namin had there not been any issues with the property. :)

    All good now!! Waiting nalang for settlement in 3.5 months.

    Ang rate mo is dependent on 2 factors namely how big is the loan you are taking out and how much is your DP compared to the value of your property.

    LMI is dependent din sa DP mo to your property price.

    They all have their quirks...

    But I would think that BIG 4's have more product offering which you can take advantage of apart from the loan. Kumbaga look at it as a one stop shop for your personal finance needs.

    Another thing is that of you have relationships with the bank previously, applying for a loan with not be too tedious as compared to opening an account with an online lender

    Mejo mahal lang ng konti sa big 4 though... Loans.com.au offers 4.6% ata for a variable while the one I have cannot match it.

    You need to have a pre approval, ito yung unang itatanong ng agent pag nag offer kayo ng price

    Looking at Allianz; good name and they have good reputation as well. Not to mention, they are one of the cheapest amongst those that I have inquired so far.
