Hi Guys... create lang sana ako thread on how much budget did you prepare or are currently preparing for your initial entry... For example:

Budget for Family of 3, for 6 months (assuming with no work or with work for this duration):
Initial Entry City: Sydney, NSW

Airfare: $XXXX (Qantas,etc..)
Rent: $XXX pw (specify type of accommodation if available, e.g. hotel, relative/friend's house, etc)
Food: $$$XXX
Transpo: $XXX
Shopping: (i.e. did you buy some stuffs for your move to Oz.. e.g. some new clothing, gamit/supplies sa bahay, etc…)
Logistic Cost: (e.g. did you ship some of your stuffs to Oz..)

etc... etc..

Although may separate thread na about “Sharing Weekly Budget”, gusto ko lang sana malaman yung budgeting before the initial entry phase, kasi yung sa kabilang thread, usually may mga work and have settled na for sometime in Oz and medyo may financial freedom na kahit papaano…

    Sana sama din ung location (i.e. Melbourne, Sydney, etc.). Paano pla mag sked/ confirm ng viewing (email/ tawagan ang agent)? Sa service apartment ba ready ung wifi? Pwede ba magluto (electric or lpg)? pwede ba dun walang contract basta magbayad lang ng bond at weekly payments? Sensya daming tanong, plano nmin sana kasi service apartment sa CBD one bedroom.

    @vhoythoy, yung tinatawag na service apartment bro ay kumpleto ng gamit yun. Normally yun ang nirrentahan ng mga may temporary business trips at sobrang napakamahal ng per day doon. Yung first few months namin dito, sa service apartment kami nakatira at yung company ko ang nagbabayad. Ang pagkakaalam ko ay $200+ per day ang bayad doon. Ganoon din ang tinitirhan namin sa Brisbane kapag pinapadala ako ng company doon.

    Ang normal apartment naman ay madalas walang gamit at lahat ng utilities ay ikaw ang magpapakabit. Ang viewing isset ng agent kapag meron nang enough number of applicants. Makikita mo yan sa www.realestate.com.au, nakalagay ang date and time ng viewing, or kung wala pang date, nakalagay naman ay "No inspection available." Kelangan mong kontakin ang agent thru text or email kung interested ka to view the property. Yung apartment namin ngayon, ako lahat ang bumili ng gamit at ako rin ang nagpakabit lahat ng utilities.

    Initial entry budget is almost similar din naman sa weekly budget na naishare sa kabilang thread. Ang kaibahan lang talaga is syempre given na yung airfare ninyo. Yung malaking factor cguro na uubos ng baon ninyo ay kung magrrent kayo ng whole house or unit tapos kayo pa ang mamimili ng lahat ng gamit sa bahay. Cguro sa mga unang linggo puro kain pa kayo nyan sa labas lalo na kung kulang pa mga gamit pangluto ninyo. Mahirap sa una lalo kung may kasama kayong kids, unlike kung single or couple pa lang, madali pa kayo maghouse sharing. If that's the case, rent lang cguro pproblemahin nyo at personal na gamit sa kusina.

    Sa rental.au meron kasi apartment 1 bedroom nsa 300-400 price tapos bond is around 1800+. ikaw lahat papakabit ng utilities nun? Ano anong utilities ang papakabit and mabilis lang ba? how much gastos usually pakabit? May min ba na contract months or bond lang then weekly payments? Ano ba usually lutuan jan sa mga apartment? nung nag hotel kasi kami electric, eh mas sanay ako sa lpg =)

    I stayed in serviced apartments, in Sydney sa 'Oaks on Castlereagh', mga 7 mins walk to Central Station... 6 days nasa $800 inabot..

    Then sa Melbourne, I stayed at 'Aura on Flinders' apartment, mga 10 mins walk to Flinders Station.. 4 days, almost $500 binayaran ko..

    Maganda yung Aura on Flinders, 1BR apartment good for a couple with 1 or 2 small kids.. kumpleto sa gamit with a full-sized kitchen, and it even has its own washer/dryer sa loob mismo nung apartment unit mo. Libre na rin lahat pati unlimited wifi... Convenient kasi along Flinders na daanan ng tram then mga 10mins walk to Southern Cross station din if you'd like to take a bus to the airport..

    So pwede na sya if you want to stay a while, habang naghahanap ng murang apartment

    Kami naman nag stay sa langham hotel melbourne for 3 days plus bfast sa melba raustaurant nila package parang more than 1,000 for 3 days wahahaha. Pero paglabas mo kasi yarra na, then lumipat kami sa oaks in william much cheaper pero ok din pwede magluto malayo layo lang near sya sa victoria market

    @vhoythoy, sorry, meron na pala nakakabit na water, at elect sa house. Ibig ko pala sabihin ay kelangan mo muna itawag sa service provider na magoopen ka ng account sa kanila para mailipat sa name mo ung metro. Yung internet/phone/cable lang ang wala and it could take up to a week bago mo matanggap yung package. Ikaw din ang magsset up nun sa house. Hehehe..

    If I remember correctly, yung internet ko lang ata ang may connection fee na $80 if i'm not mistaken. Sa minimum contract naman sa rent, 6months ata. Pero mas prefer nila ang 1year contract. Bond will always be 6weeks rental. Sa cover letter ko nga, sinasabi kong willing ako magpay ng higher sa bond para lang masecure ang unit pero 6weeks pa rin talaga pinapabayaran kc may batas ata na di pwedeng lumagpas sa 6weeks ang bond na hihingiin sa tenant.

    Yung sa lutuan, ano yung electric? You mean yung induction cooker yung walang apoy? Depende yan sa unit na makukuha mo, meron induction cooker meron din normal gas range.

    yup induction cooker di ako sanay dun nakasunog ako ng kawali dun usually sa mga hotel un haha. Ah ok, 6 months pwede na. 1 bedroom apartment din target namin sana makakuha or in case may makita na rentals dito sa pinoy au. how about mga gamit like bed, bed frame, furnitures, tv kasama na rin ba or dagdag sa gastos?

    @vhoythoy, meron din namang mga fully furnished na unit pero kadalasan unfurnish ang mga paupahan dito. Naaalala ko nung bagong lipat kami, 1month ata akong nagassemble ng mga furnitures. Hahaha... Kung sarili mo lahat ng gamit, di ka magaalangan sa paggamit nito. Unlike kung sa owner lahat ng gamit sa bahay, baka di ka maging kumportable umupo sa mga sofa at baka masira or baka maparanoid ka sa pagbubukas ng mga cabinets or drawers at baka magkalas kalas. Haha...

    Nga pala, pili kayo ng unit na walang carpet or hindi wood ang sahig. Napakahigpit nila dito sa mga sira sa bahay. Kahit yung maliliit na gasgas or sulat sa dingding, napapansin yan during inspection. Kapag wood ang sahig, naku katakot takot na gasgas yan lalo na kapag may bata sa bahay.

    @vhoythoy, meron din namang mga fully furnished na unit pero kadalasan unfurnish ang mga paupahan dito. Naaalala ko nung bagong lipat kami, 1month ata akong nagassemble ng mga furnitures. Hahaha...

    Nga pala, pili kayo ng unit na walang carpet or hindi wood ang sahig. Napakahigpit nila dito sa mga sira sa bahay. Kahit yung maliliit na gasgas or sulat sa dingding, napapansin yan during inspection. Kapag wood ang sahig, naku katakot takot na gasgas yan lalo na kapag may bata sa bahay. .
    Ah, salamat. Uu may kasama bata kaya mahirap

    Sa minimum contract naman sa rent, 6months ata. Pero mas prefer nila ang 1year contract. Bond will always be 6weeks rental. Sa cover letter ko nga, sinasabi kong willing ako magpay ng higher sa bond para lang masecure ang unit pero 6weeks pa rin talaga pinapabayaran kc may batas ata na di pwedeng lumagpas sa 6weeks ang bond na hihingiin sa tenant.
    Sorry, mali pala yung sa bond. 4 weeks lang pala at 2weeks advance rent ang unang bayad.

    pre eto initial budget namin

    Airfare: $1,000 Airasia for 4 pax (1 way)
    Rent: $235 per week as we are temporary sharing with my wife's friend
    Food: $200
    Transpo: $100 roughly (opal card for 4)pw
    shopping and medyo malaki hehe

    sa ngayon mahirap maghanap ng house/apartment for rent bukas magviewing kami ng 7 units ranging from $390 - $450 pw kasi marami ring nagviview
    so based on others' estimation for family, mas mabuting magdala ng around $15k
    kasi may 1 month deposit + 2 weeks advance usually sa mga rents, tapos kelangan na may funds ka or work na proof para maapprove yung rent mo


    Bro musta nakapag-IE na rin pala kayo ng mga kids nyo, Congrats! Saang City nga kayo ulet?

    hi @elord, di kami gumamit ng shipping company, binenta namin mga gamit like appliances then yung mga gamit sa bahay,company naman mayari kaya mga damit lang dala namin.
    yung mga gamit sa bahay puede naman kayo dito na bumili kahit mga second hand muna, tingin ka sa gumtree.
