1) based sa experience nyo, ano po ba magandang bilin, New house sa new estate, or Established na?
2) What are the Pros and Cons po?
3) Sa mga taga Victoria po, san po ang ok na suburb?
4) ok po ba magpatulong sa broker or kaya naman kahit wala?

    sa ngayon ang npnsin ko lang kung bbli ng old or established house mas mlalaki ung cut ng lupa nla unlike ng mga bago na halos okupado ng bahay ung lot . Ano po ba mas Ok ? Any tips po jan . Slamat

    1) Depende. What do you mean by new? newly built and ready to move in or off the plan type where you buy a lot then you look for your builder?

    2) Depends on 1)

    4) Depende pa din. There are good brokers who will assist you throughout the purchasing process lalo na sa mga first home. Meron mga brokers na comission lang habol sayo and kung hindi mo alam yung dapat itanong, wala ka masyadong information makukuha. Imo, Importante yung solicitor na magccheck nung contract bago nyo pirmahan

    Hello Po. Mag one year na pala yung question ko. Salamat @Jacraye sa pag sagot.
    Share ko lang @DreamerA , off the plan ang pinili namin. Ito yung pagbili ng lot then papatayuan ng house.

    When we went here last year, around May 2020, nakita namin sa news na medyo maganda ang timing ng pagbili kasi stable ang prices at mababa ang interest rate. July 2020, we purchased an untitled land, 448sqm. Na settle namin sya, Jan 2021. Habang nag hihintay kami ng titling, dumalaw kami sa mga display house para makapili kami ng right design and builder. Namili kami ng builder based sa reviews.

    Now, we are just waiting for the building permit para makapag simula na ang construction. Nakabili kami sa suburb around 28 mins drive to city.

    @Ozlaz : salamat po sa pag share ng infos. nakatipid po ba kayo sa ganitong process na land muna then house ? how much po inabot ng land nyo if you dont mind and ung pong bahay na ittayo magkano din inabot ? hndi po ba mas mppmahal pag ganito ?

    @DreamerA depende e sa need. Kasi pag established, mas mahal depende sa location. Pag sa east mas mahal na talaga. Yung lot, depende sa location. May mga 280k mga 50 mins drive to city, may mga 500k, 50 mins rin sa city, 400k 30 mins to city (same size). Try to drive around tapos check mo kung san mo gusto mag settle..

    Sa amin, main consideration is bumili kami ng mga friends ng lot na magkakatabi tapos sabay sabay kami nagpagawa. Tapos malapit lang sa mrt station, sa city kasi kami nagwowork. At may school within 1.5km..

    @Ozlaz thank you po sa reply! Nakakuha nadin po kami ng land pero medyo matagal pa ang titling . Sna mag OK at mbilis mabuild ung houseS. Prang medyo mas nakamura pala kami sa magkahiwalay. Mas mkkappili din kasi ng design s bahay na gusto nmen. Tama nga po ung sinbe nyo prehas layo sa city pero me mahal me mura din. Hindi ko din maintndihan bakit me lupa mahal pero halos same lang naman ng place.

    save 75K at least.

    it can cover
    5% deposit
    legal fees
    LMI

    assuming NO shortfall and you are a first home buyer

    check mortgage repayment calculator on google, it can give you an estimate.

    madalas west facing is mura since pag summer super init kasi nakatutok ang araw s bahay mo.. so mas mahal magagastos mo sa aircon electricity.. etc

    madami pa factors pero ito ang isang reason why nasa same street, same size pero magkaiba price.

    @Captain_A kaya pala . wla kami idea s gnyan po pro ung house na ggwin smen facing north sabe nung builder pro dhil corner kami merdyo dami bawal bwal. kaya even north facing ung house nmen hndi namen naipwesto ung salas nmen s north pra sna nga ung natural liwanag makuha nmen. pro kung sa ventilation na snsbe nyo meaning mag bebenefit pdn siguro kami ?

    Depende po yun sa inyo.. depende kung ano requirement nyo sa house, 3 bdrooms, 4 bedrooms, ilang sq. Single storey, double storey.. Upgraded or standard. madami pong variables..

    Sa nabilan ko po, pare pareho.. maski west facing north facing south facing. Una napipili ang east facing.

    And yes madami nagsabi na west facing sobrang init, lalo na dito sa oz. Bahay namin sa pinas, west facing, napakainit. Kaya di ko maimagine kung gano pa kainit yun west facing dito since parang sobrang init dito pag summer.
