hello po. sa mga kababayan nasa Victoria ask ko lang po ano marecommend nyo na suburb na mura ang housing at okay ang transportation and malapit lang sa Melbourne? and suburbs to avoid na din. thanks in advance sa magrereply :-D

    @itchan - if you are a migrant right and you already have a job and you have the capacity to produce the downpayment of a house, I think it would be logical to buy a property because the cost of renting and the cost of making a monthly amortization is not so far apart... Little by little, you are building your house equity... :)

    @itchan You will soon have a house here...Doon lahat papunta ang mga dumadating dito, ang bumili ng bahay. You have to build your credit line(good credit record) first bago ka pautangin ng bangko.Settle yourself first here. Basta may stable job ka at misis mo no doubt pauutangin ka ng bangko. May first time home owner grant dito..The government will give their share when you buy your first home. :-)

    @Metaform yeah i heard that also in nsw.. na wala na daw ang first home owner grant but you can use your superannuation for the house? anu ba totoo?

    @itchan ..ok bumili ng bahay pero like tita vangie said you need to build your credit line and also your savings..kasi kahit pahiramin ka ng bangko..they can only lend you as much and you still need to produce at least 10-20% of the house's price. kasi if di ka naman mag deposit sa bahay..ang laki ng forthnightly/ monthly mortgage mu so mas better you have a big deposit para di masyadong mabigat later on.

    kasi may friend ako.. zero downpayment yung bahay nila wa'y back 7-10 years ago nila na bili but problem later on they had to pay quite a huge amount monthly ..which was ok kasi ok pa work ng both couple..but kuya got sick and he had to cut down his working hours dun mahirap na kasi na cut na yung income nila.

    so housing market specially in melbourne and other cities in oz is not too bad.. im in sydney currently pero lipat din kami eventually once maka decide na mag settle down. yung housing market ng sydney grabeh ang mahal... parang if you want a house na mura almost 1-2 hours away na from the city so either talaga you have to find work near your suburb or commute talaga for 1-2 hours.

    if both income earner.. like my other friends here who moved from nz like me, in 3-4 years time if both have income bumili na talaga ng bahay. so give it some time.. sayang talaga rent pero while no deposit pa tiis muna:D

    Hey, Collingwood i believe is a nice place, as you said malapit sa cbd, but i think you can find a better and cheaper rates for areas like footscray, north melbourne, coburg.. All these suburbs are near the cbd.:) good luck and if you are considering outer suburbs, its is way cheaper than $280 let me know.

    if its near Melb CBD try Flemington/Essendon pero 2003 pa ako tumira doon. Avoid Collingwood. I worked in Collingwood around 2009 for over a year.. avoid it. Needles in the morning, bars, junkies, brothels in the area. For the past 10 years in and out of AU, parang na pa move ako from West to the Leafy East.

    I agree with Greg considering outer suburbs.

    Avoid: Collingwood, Footscray, N. Melbourne, Brunswick, Richmond? (semi)
    Pwede pa: Kensington, Essendon, Malvern, St Kilda (mahal pa rin).. well basta malapit sa CBD mahal
    Recommendable: Balwyn (hmm pero mahal pa din.. posh kasi..). Ok din yung recommendations ni opfret Armadale, Hawthorn. To add.. Camberwell, Surrey Hills, Box Hill Mitcham Nunawading GlenWaverly Wantirna (papalayo na sa CBD...pero safe and ok)

    As far as my own point of view is concern, medyo mahal sa gawing East...kung magrerent ka OK na rin pero kung bibili ng bahay medyo mabigat. Yung lumang bahay sa east you can buy a brand new 4 bedroom house sa west. I agree with the areas mentioned by our forumer that should avoided. Sa west naman pocket pocket din. Point Cook is a very nice and prestigious place here in west. Actually it's not too far from the city na rin.Caroline spring is good as well. Kaya lang medyo mahal na din sa mga areas na ito. Mura sa Werribee or Hoppers Crossing but according to some magulo daw dito. But for me hindi naman.My first house is in Werribee(pina uupahan ko ngayon), wala naman kaming naexperience na gulo..One time I asked my officemate how they could identify if a place is not good. according to him, marami raw youth na nakatambay sa malls.But Hello, we are from Philippines, the magulo areas that they are referring here is far far more different compare to the environment we came from. tahimik pa rin in short.

    truganina is a new suburb as well.medyo affordable pa. I know someone who wants to stay in the east because of what they so called good environment and until now hindi nakakabili ng bahay dahil nga sa mahal ng bahay dun. Napag iwanan na ng mga kasabayan nya. Well I cant blame them coz it's a matter of choice pa rin.

    If you will do some research, a lot of people move here in the west because the house is affordable.

    2007 when we arrived here. Someone offered us lot 600sm + for $165T in Truganina..Hindi namin kinagat kc ayaw namin ng utang and at the same time I find it so isolated.2011 nagfull blast ang development ng truganina. Ngayon ang lot nila 300SM + lang ang cut $200T+ na. Based sa experience ko, choose a place not so close to the city. Yung dinedevelop pa lang ang piliin nyo kahit malayo ng konti...Sa areas na developed na mabagal ang increase ng value ng bahay at lupa mo..sa dinidevelop pa lang naku napakagandang savings ng bahay mo kahit na mortgage pa nga iyan kasi ang laki ng taas ng value kapag nafully developed.

    Hindi naman kasi lagi kailangang malapit sa city...tayong mga adult can sacrifice but we have to think the closer school for our kids.Think of the long term situation...closer to CBD are good for students.

    Oks naman sa Collingwood labindalawang tambling lang away from CBD (or 3 tram stops). Perfect sa mga nagsisimula like us. Kung bibili ng bahay sa north-east isinama kami ng friend namin mura daw ang lupa, pero necessity ang sasakyan. Lapit kami sa Richmond where there is Aldi, woolies, Ikea, and lots of asian stores. Gusto ko rito pero maliliit ang lupa at luma ang houses. Dito nga kami ikea ngayon hanap gamit (mas mahal sa ikea dubai imho)

    tama nga si @Metaform kung pwede na malapit lang sa city or malapit sa bus stop or train station ang place nyo para di kayo mahirapan magadjust at di kelangan ng kotse agad agad. kasi meron kami dati nakausap na agent sa dulo ng kung saan kami nirerefer na malayo transpo. swerte na city circle lang nasa cbd na kami sa narent namin so libre ang transpo tsaka madali nakalibot para magasikaso ng kelangan. so far okay naman dito sa Point Cook malapit lang ang grocery meron IGA, asian stores, at coles. tapos dami din schools dito like point cook college(primary state school), stella maris (catholic primary), seabrook primary.

    Wow! That is so expensive..That is giving me the idea na maraming pera ang mga dumadating ngayon sa australia. :). Kelangan ko palang ilagay sa 'discussion" na ang temporary accomodation na ino offer namin e sa mga limited lang ang budget. :)

    When I first came here I just rented a room for $100/week habang nag scout ako ng mga areas.Mind you I have a permanet job offer at maganda ang sweldo kc boom ang construction industry nun 2007.Feeling ko tuloy super kuripot ako when I read that you spent $1955/month for just a 1 bedroom apartment. Priority ko then was to find a house close to public transpo kc sa city ang job ko. Although binigyan ako ng company ng relocation expenses and can afford ako to stay in a hotel, I decided to save it kc pambili na rin namin ng appliances yun. ha ha ha. Wala rin kaming balak bumili ng kotse nun.Nahanap naming bahay e just infront of the train station zone 1 lang but we end up buying a car pa rin kc may kids kami, in case of emergency ay may magagamit kami.Base from my observation, car is a necessity here.....

    BTW may libre bang tram? Hindi ko alam yun a....Yung alam ko kc e yung city circle train lang ang libre. Ingat kayo baka sumasakay kayo ng tram ng walang ticket may mag inspect magpepenalty kayo.

    Yung ticket mo sa tren ay pwede mong gamitin sa tram at bus, yun po ang alam ko, kaya yung iba OK lang na sa outside CBD tumira,mura pa rent ng house..:)

    When I first came here I just rented a room for $100/week habang nag scout ako ng mga areas.Mind you I have a permanet job offer at maganda ang sweldo kc boom ang construction industry nun 2007.Feeling ko tuloy super kuripot ako when I read that you spent $1955/month for just a 1 bedroom apartment. Priority ko then was to find a house close to public transpo kc sa city ang job ko. Although binigyan ako ng company ng relocation expenses and can afford ako to stay in a hotel, I decided to save it kc pambili na rin namin ng appliances yun. ha ha ha. Wala rin kaming balak bumili ng kotse nun.Nahanap naming bahay e just infront of the train station zone 1 lang but we end up buying a car pa rin kc may kids kami, in case of emergency ay may magagamit kami.Base from my observation, car is a necessity here.....

    BTW may libre bang tram? Hindi ko alam yun a....Yung alam ko kc e yung city circle train lang ang libre. Ingat kayo baka sumasakay kayo ng tram ng walang ticket may mag inspect magpepenalty kayo.

    Yung ticket mo sa tren ay pwede mong gamitin sa tram at bus, yun po ang alam ko, kaya yung iba OK lang na sa outside CBD tumira,mura pa rent ng house..:)

    naku madam @vangievc no choice na kami pikit mata na lang ung pagkuha namin ng apartment kasi meron nirefer sa amin sa dulo naman ng point cook that time na malayo sa transpo at wala kami kilala sa melbourne. nasa sydney kasi relatives ko eh kaso naka 176 kami ng victoria. 4 months lang kami sa apartment and city circle ang gamit namin libre nun but we also have myki cards. dami nga nanghuhuli ng mga walang ticket i think 200aud fine yata pagnahuli ka at minsan di sila nakauniform so bigla bigla maglalabas ng ID. buti na lang di ko nakakalimutan hehe. basta ang priority namin pagdating dito eh makahanap si hubby ng work and thank God wala pa one week meron na contractual then within a month meron naman offer ng permanent job. lakasan lang ng loob at sobrang dasal kaya natin lahat yan tayo pa mga pinoy >:D<
