    @legato09 ano po yung off the plan and sunset date? Based sa several visits mo, ano ba mas maganda bilhin? Land and kaw n mag build o yung house and land package na?yung dalawa lng po yung option diba? Nasa magkano n nagrrange house and lot ngayon?

    June 8,2014: Hubby arrived in Sydney
    Sept 11,2014: Hubby's first day of work. Thank you Lord!
    Feb 7, 2015 : Baby and I arrived in Sydney

    we've done several visits sa mga model houses, accompanying a friend whos in the midst of finding their house, so parang learning experience na din and mas matanong pa ako dun sa bibili ;-)

    Dun sa mga model houses na nakita namin mostly if not 90% sa loob nung bahay ay upgraded, so kung yung package nya to build it lets say 290K, starting lang sya and 100% basic lang ang content nya, may mga upgrade packages naman na available, like top up ka 10K or 20K or even 40K and you will have this and you will have that.....

    Kung Lot naman, may ilan na din kami pinuntahan and ang requirements nga within a year dapat matayuan na sya ng bahay...and make sure yung plan nung bahay eh yun na yung gusto nyo kasi kapag na submit na sya for approval then all of sudden meron kayo gusto baguhin, another approval na naman sya and they even mention sometime even the smaller details kailangan i-pa approve ulit.

    Kung Off The Plan naman, watch out for the Sunset date ;-) and watch out for progress payment, kung okay sa inyo so wala naman problema. Pero mostly naman down payment during start then the rest is during the settlement.

    Pre-Approval and Formal Approval, usapang loan na ito ;-). Before house hunting mag pa pre-approval muna kayo dun sa acceptable range ng presyo ng bahay na gusto nyo to see your borrowing capacity. Kung Off-the-Plan hindi pa recommended na kumuha ng Formal approval kasi 6mths lang sya valid, pero depende sa inyo kung gusto nyo nang formal para sure kayo na meron magpapautang, depende din sa sunset date, pero after 6mths ipapa re-new sya yun eh kung hindi papasok sa sunset date ang validity nung formal approval. yung loanable amount is depende sa percentage na dapat mo hiramin, meron up to 97% nung presyo nung bahay(95% is Loanable Amount, 5% downpayment mo, 2% is for the LMI). Meron 5%, 10% downpayment in that sense magbabayad ka ng LMI Loan Mortgage Insurance, kung 20% ang downpayment wala na LMI ;-)

    Variable Rate, Comparison and etc.....yang ang inaaral ko pa ;-)

    Once kasi nag pa formal approval ka.. or minsan yung ibang ban kahit pre approval minsan eh nag crdit check sila. Once na mag credit check sila.. napupunta yun sa Credit Check history mo. Creditcheck history happens kung nag apply ka ng loans or credit cards.

    Sa credit history mo rin na rerecord kung may bad debt ka or kung may mga default ka sa payments mo at yun ang "isa" sa chinecheck ng bank for approval ng loans mo or credit cards.


    From personal experience about mortgage loan approval at credit history:
    - nag hahanap ako ng ma applayan for pre approval
    - ako lang nag research at pumunt sa bank for pre-approval... ang saya ko at nakakuha kao ng pre-approval for a loan
    - kaso nakkita ulit ako ng isa pang bank na masmababa rate at mukhang mas ok -- so nag inquire ako at na encourage ako ulit kumha ng pre-approval kasi mas maganda ang aoofer
    - Nakakita ulit ako ng isa pang bank na mas ok ang rate at offer, so nag apply na naman ako ng pre-approval.


    for some reasons hiningan ak ong mga formal doicuments para daw ma assess a okng mabuti. Hindi koa alam kung pre-approval yung ginawa or formal approval.
    - kasi may mga commision or target yung mga salesrep sa dami ng nakukuha nila pra-approval or approval.

    so ang nangyari nung nag credit check ako - lumbas na ang dami kong credit check history
    - "pwedeng" maging negative ang impact nito sa credit hisotry ko "daw" since ang daming beses kong credit check from differnt banks in a short period of time. Pwedeng isipin ng banks or inaaply mo ng loan na siguro na dedecline kao ng ibang bank kaya ako apply ng apply... same with credit card na siguro marami ako credit card na na decline kaya dinecline nila yung applicatoin ko.


    Hindi daw kasi sinasabi sa credit check kung na approve or decline ba yung application mo. Lumalabas lang daw na may nag credit check history na instutution sayo on a given time/date.

    Inabot yata ng about 3-5 credit check sa record ko in a span of 1 year including yung application ko ng credit card....

    Pano ako naging curious sa credit check hisotry ko?
    - yung isa sa inaplyan ko ng credit card- na decline ako..... nagtaka lang ako since mor ethan a year na naman ako at actually may isa na ko crdit card na na approve dati. Gusto ko lang lumipat. Tpos wala naman akong mga default or na miss na payments.

    Haba ng kwento..... basta siguro maging cautious lang sa pag apply ng anything that involve credi check like loans and credit cards.

    Yung credit standing mo ba sa pinas at singapore sakop nyan credit check/ report sa australia?
    I dont think they will go as far as checking your credit history in ohter countries.
    Credit check they do thru a third party company that tracks your applciation for bank account / mortgage loan / credit card / utility bill payments etccc in australia

    nasabi ko na ba na pwede kayo makipag tawaran pag bumibili ng property ... parang yung price beat gurantee pag bibili kayo ng appliances :D

    sasabihin nyo lang na meron kayong pinagpipiliang property sa iba .. tapos sasabihin nyo na ganito yung presyo :D :D

    Pero parang nag hirap i compare ang mga prices ng property.

    Based on our experience when we bought our first home and we don't have OZ credit history kasi we paid cash with our car purchased and we don't have credit cards at wala pa kaming one year dito. Our bank requested for our credit history in NZ. This is done thru third party as well as ANZ bank in NZ because that is the bank we used for our mortgage. After the credit report they give us the pre-approval home loan.
