Hi, kindly share your experiences on how to rent in Australia.

How much Deposits, Advance? (in weeks or months)
Computation per week? and payment methods?
agents fee for 1 year lease and If leasing for more than one year?
Is it possible to contact an agent and arrange for a viewing if you're still not in Australia?
Processing transition period? (can move in the next day or have to wait for how long for stamp duties, processing etc?
Documents needed for renting?
How can we check if the agent is licensed?
Process of installing electricity, WIFI (internet), cable, gas etc.?

Here is my timeline with fees incurred :) 2012
April 21- IELTS Passed (British Council Sg S$310)/ April-March -requirements for VETASSES, CTC 4 copies,DHL etc. (S$600)/March 19- Apply VETASSES online ($1150 aud)/June 06, 2012 - VETASSES (Architectural Draftsman) feedback positive /August 08- Apply EOI visa 190 at 70 points/September 11- Resubmit EOI (Was asked to change EOI form)/November 22- Apply for SS in WA (arch draftsman still available)/November 22- Resubmit EOI (changed the State from Victoria to WA)/December 05- Initial Contact by DIAC saying WA is interested./December 07- WA SS approved December 10- DIAC Invitation received (1 week down ecomm) December 14- Lodged Visa $3050aud (plus technical issues of ecom visa was "lodged" December 21 daw)/ Dec 28 - Medicals (frontload)/January 8 -CO Assigned/January 23-PCC/ JANUARY 23---VISA GRANT!!!!!!!!!!

    >> no.. it would be very hard this way..
    Processing transition period? (can move in the next day or have to wait for how long for stamp duties, processing etc?
    >> depending on the property but most of the time, you can move in easily afte you get approved to lease the property.. approval takes a long time.. and rejections do come a lot
    Documents needed for renting?
    >> financial - payslips, bank statements, bills, 100 point card identification (i google mo to), previous rental history (contact name and phone of last rental property)
    How can we check if the agent is licensed?
    >> agents are licensed.. haha! di uso hocus pocus sa australia..
    Process of installing electricity, WIFI (internet), cable, gas etc.?
    >> electricity, gas, water - just call the providing company to have the property billing named to you.. payment is every quarter usually
    >> wifi - depending on the provider
    >> call foxtel or tfc :P

    mind you, it's not easy to find a rental property.. meaning, yung unit/apartment/house is solelt to be occupied by you. its so hard.. harder than finding a job!houseshares are easier though.

    most real estate agencies listed on www.domain.co.au and www.realestate.co.au would really want you view the property beforehand before they will give you the rental.. unahan po ang rental dito.

    when i found my flat..my sister actually viewed it on my behalf and we submitted all requirements the next day kasi for my area (coogee) a rent of 500 per week for a 2 bedroom with automatic locked up garage is dirt cheap (but that's because it's the eastern suburb.. minutes away from the beach) and people were really lining up for this flat!

    requirement (copies only):
    your passports
    driver's license/ birth certificate
    your job offer or payslips.
    financial statements .. so they can be assured that you can pay for the rent
    references.. and they really call the references. my references were my previous landlords in n.z. and since i've had 2 who never had a problem with me, they gave me a good referral.
    completed application forms which includes acknowledgement from you na it's ok for the agents to do a credit check and police check.

    if you get the flat.. you will need 3 weeks worth of rent as bond which you would get back if there are no damages to the flat after your rental period. and 2 weeks or a week's worth of rent.

    madugo po ang initial payment.. !! hahahaha!

    they will also ask you to set up a direct debit ..they will give the form and you have to fill it up and give it to the agent or you can set it up yourself through your bank.

    they will give you a 6 month contract..no less than that because if they don't like you, they can and have the right not to renew your lease after 6 months with a month's notice and also if you don't like the flat at least you only have 6 months with them then upto you if you renew again.

    @li_i_ren Thanks! pero how much is the agents fee? kse sa SG depends on the contract if one year then half a month worth of rent ang fee ng agent. pag two years is 1 month worth of rental.

    @Aiwink there's no agent's fee.. just the bond and the rental advance. check mu sa www.realestate.co.au and www.domain.co.au ...i haven't noticed any that have asked for an agent's fee. i know meron din ganyan sa nz before, it was 1 week's worth of rent lang regardless how long the rental ..pero in australia, i haven't noticed any of the listings asking for agent's fee.

    @Aiwink no you don't have to but you can add that as financial support:) and honestly, they look at what you do specially for the nicer looking flats in a good area. but otherwise, bank statements should be fine.

    also you need to set up your own electricity/ telephone and/or internet provider..mind you it took them almost 2 weeks plus with TPG to set up this..my husband almost went crazy and for consolation i told him my friends actually waited 1 month from telstra! hahahahaa!!

    water..depende po. some are free/ some are not.

    gas is also separate..pero my flat doesn't have gas.

    Kainis, ang hirap naman! hahaha. Mas mahirap pa yata kesa sa mag apply ng Permanent Resident Visa.

    March 5 - ACS submitted......
    March 20 - ACS result.. Suitable (Analyst Programmer)
    March 10 - IELTS Passed!
    June 23 2012 - Sent my paper based application to Adelaide.
    June 26, 2012 - DIAC received and sent a receipt.
    August 9, 2012 - Received Medical and NBI Clearance Request.
    August 10, 2012 - Had a Medical Exam on a Panel Doctor
    August 13, 2012 - NBI Clearance application.
    August 23, 2012 - Medical Results was submitted by the Panel Doctor.
    September 2, 2012 - NBI clearance received by DIAC.
    Visa Grant! - September 6, 2012!!!

    may TELSTRA modem nmn wifi $100 ung modem at may connection k agad, at yn ang pinaka recent n gamit nmn, prepaid p at walang contract at ang maganda p nun ay ay portable cya pede m cya dalhin s pocket m kc wifi nga, or kung gusto m ng internet n landline s DODO maganda madali lng sila n bahala,.

    Sa mga nasa OZ na po, pedeng humingi ng tips kung pano nyo na-overcome itong paghahanap ng place to rent?... especially those who migrated with the whole family na agad.

    I was thinking kasi kung pano kaya yun... as much as possible kasi, if ever, we prefer sana na kasama na din agad namin mga kids... kaya lang parang mahirap yata lalo na kung walang kakilala na pedeng matuluyan for the meantime.

    Sa case ko nkitira muna sa kakilala tas d2 n sa oz nghanap ng house.. Pero yung frend ko my agent nkakuha nman sya mg house sa adelaide sya,,,

    Thank you! Maybe we'll stay with my cousin muna while looking for a place to stay. Kaya Lang she's in Melbourne and we're planning to go to Adelaide or Perth. It's quite far but that can be an alternative.
