Family of 3 - Should we rent a room or entire house?

Hi everyone, our new beginning will be on Feb 2019 and I will be moving with my husband and 2yr old daughter. Noticed na normally room for rent, will look for a job when we arrive pa si husband so what do you suggest? Afford ba namin entire house at this point? May tumatanggap ba na family sa room for rent? Thanks in advance!

I was in the same situation and had a hard time looking for accomodation who would accept couple with kids so ended up renting our own. Just PM me para mapag usapan natin if I can be of help.

@dzounpinay hi there! Thanks for your response. We heard kasi na it's hard din to rent on our own kung no jobs kame both e. Pano kaya yun sis? I appreciate any info. Thanks so much in advance. I'm quite worried nadin coz we rented in airbnb for the first two weeks habang hahanap ng marrentan. Pano niyo ginawa?

I highly suggest hanap kayo sariling apartment.
noong nagbig move kami last July 2018 (winter), our family (with 3 our year old daughter), wala din ako work and si misis so lahat ng pera palabas. We are lucky to have my kuya's family na andito na sa Melbourne.

We stayed sa bahay nila utol for 10 days lang and luckily even na full time istambay kami ni misis we found an apartment near train station pa (5 - 8 mins walk).

What's the secret para sa 100 points ID ?

a. Bank statements namin (sa ANZ at sa pinanggalingan namin previously), capable kayo magbayad at least 6 months ng renta so depende sa target nyo yung amin is 250/wk just do the math.

b. Referral letters sa aming landlord sa mga tinuluyan namin previously - na good payor kami etc, just download sa google na lang ng templates madami jan. Hindi ko alam kung tinawagan nila yung landlord namin pero laki tulong nito

c. Passports namin tatlo. Ito lang un meron kami ID that time, wala din ako drivers licence.

d. yung ahente namin at yung ahente ng kapatid ko iisang tao kaya sinuwerte tlaga

May tiwala agad (pero kahit wala ito nahuli ko kasi agad yung kiliti nun ahente sa clauses A at B agad.

e. dasal of course.

-yung sa referral letter ng previous landlords is kaht hindi sa mismong Melby tama po ba?
-baka may kakilala din po kayo na agent na pwede namin makontak?

@newBeg19 hello..-referral letters outside Melby or outside Australia basta provide contact numbers or email kung meron yun landlord. Download ka template sa google.

-agent depende kung saan ka suburb titira

Since wala padin kme idea sa place bka may maisuggest po kayo? Max na po siguro 30mins from cbd. San po ba yung sainyo sa Melby? Nakaairbnb kame for the first 2 weeks sa Docklands while maghahanap ng masstayhan. Same din po yung budget namin sainyo. Looking po for 250/week pero sarili na. Sana pagpalarin din kame tulad niyo hehe

sa may werribee kami nakatira which is 45 minutes train sa work ko sa CBD.
If you want 30 minutes lang I suggest around Footscray or Laverton ka po magsearch.
not sure about prices

By that time makakapagtanong kayo kung may mga pre-existing conditions na yung titirahan ninyo.

and you have to be sure before signing tenancy contract na aware both parties sa mga conditions ng apartment.

Sa east side unfortunately wala ako alam hindi pa kami nakakarating ng east side of Melby.

@Grifter kami kasi may viewing na agad the next day pagdating na pagdating namin dito.
na delay lang kasi nag hintay pa ng padating na next na weekend.

depende kung para sa inyo talaga yung place.
May mga cases din kasi narere-ject. Maybe kapag hindi na-satisfy yung 100 points id requirement.

pero kung kumpleto naman yung 100 points ID ninyo I don't see any reason for them to reject you guys.

@KIKO thanks po, iready na din po namen un mga reqts pra sa 100pts id. Pero generally po ba pwede na kame mag request ng viewing schedule kahit offshore pa kame? Or sa case nyo lang naiba kase kilala na si agent?

@Grifter halimbawa tonight arrival nyo dito sa AU tapos bukas may viewing kayo pwede yun.

Kung next month pa arrival nyo tapos next month din viewing, that one hindi papayag yung agent.

@choknatz hello po. Naku wala parin po, trying our luck to reach out with people na baka may kilala na makaconnect samin sa may kilala na agent or direct owner. Hirap kasi situation naten na family kapag house share. Dami icconsider. Yun palang for now ang plan na meron kame, first 2 weeks airbnb hoping na within those weeks may mkita. San airbnb niyo?

icconsider napo namin ang mga malayo kasi for sure much cheaper. I'll check din po aa domain or realestate site kung meron. Kapag po ba house ang irrent normally 1yr contract? Or depende prin po? Thank you

Yes no job no contract. We had to plan inspections everyday and settle to whatever decent place within our budget.

To get the landlord’s approval, we initiated to pay like 1month advance apart from the other deposits and bonds.

@Giegie yes po. Sa Singapore kami mangagaling. Medyo emotional at nag start nko maka feel ng separation anxiety, kc marami n din kami naipon n gamit dto. Then pagdating sa melbourne, back to 0, walang bahay, work, then start ulit to buy gamit sa bahay.

@choknatz, mahal na rin SG lalo na yung school.
Mahirap pa pala makahanap ng bahay ngayon sa Melbourne kung yung start date of lease ay January or February 2019 pa kasi puro available immediately na yung mga nakapost. Cguro by December or early January na magpa-appointment.

we live 15mins away from CBD. in the west. our landlord is our agent, im pretty sure, ito lang pinpalease niya. when you arrive in mel, you have to plan all day for inspection. merong app called realestate.com.au merong dates na when sila open for inspection so you can plan ahead now. impt din that you attend the inspection. they wont let you lease the property if hindi mo na inspect.
