As far as I know you can open a bank account online, but you will still need to go to the nominated branch for verification to actually activate the account (and the bank will send your personalised debit card to your Australian address).

If you will be converting to pesos, of course mahal sya. But remember you will be earning in dollars too when you get a job. If mag-BM kayo, you can bring enough supplies to last you for a month or so, until you can find local products that you like. If you want Philippine-brand toiletries (shampoo, soap), you will have to buy them from Filipino groceries (and they may be more expensive than the local brand ones you can get from Coles or Woolies).

The mains voltage in Australia is 230V, and uses the Type I power sockets. So yes, bring adapter and/or powerboard suitable for your Type A plugs. Mahal bumili ng adapter dito (Type A to Type I), and usually mabibili mo lang sila online or sa travel-related shops.

Probably bring enough OTC meds (antihistamine, bioflu, paracetamol) good enough for 3 months. Wala silang direct equivalent ng bioflu dito, but I've found antihistamine that works for my allergies.

If you have maintenance meds for a serious illness, probably get a letter from your doctor about your condition, like endorsing to your future Australian GP for your need of maintenance meds. Any doctor's prescription from the PH is not accepted in Australia. Dapat Australian GP ang magrereseta if bibili ka ng meds na hindi available OTC dito.

Are you a HCW? I'm not sure if Australia accepts immunization records from overseas, but if they don't, you can always get blood tests done to test for immunity. I recently just went to the GP to request for blood tests for immunity (Hep B, Measles/Mumps/Rubella, Varicella) and get vaccinated for Pertussis. If the blood tests results show no immunity/borderline immunity, you will have to get vaccinated (the cost of vaccines vary depending on which vaccine and number of doses). So far I've paid $25-35 for each single-dose vaccination (Hep B, MMR, Pertussis).

After you get vaccinated here, your vaccination history will go on your immunization record in Australia. (even the flu shots are recorded).

Hello, been reading about the housing crisis in AU and medyo disappointing yung mga nababasa ko. I'd like to ask if possible ba maka snatch ng rental sa NSW for a single person and NOT SHARING? Basically my own place? Para kasing if you are single, you have to share with other single adults, I'm just not used to this arrangement as I have been living alone for a long time now. We have the same situation here in Ireland and one of the reasons I'm still considering AU is for the housing so medyo napapaisip pa rin ako kung saan mas may opportunity magka bahay, and regarding this, gano kadali or hirap ma approve for mortgage sa AU as a single person on PR status? Medyo na pe pressure na kasi ko since tumatanda na, haha, umiikli na ung terms ng loans.

I think it depends really on the location and your budget. Kung malaki ang budget mo for rental, then you can definitely find a studio or 1BR apartment. My friend living in Sydney (near Central) is paying AUD 600 per week daw, but I'm just not sure if that price range is steep just because she's in the city centre, or kung ganyan na talaga ang presyuhan sa Sydney.

I think the typical length of mortgage is still 30 years; I think the age doesn't really matter. But you'll need to sort out the term with your bank when you apply for the home loan.

Ako nagbabasa basa na din, pero i am not looking at sydney city center itself. Dapat medyo suburbs para makabili ng bahay.

Yung 1m mo sa city apartment, yung 1m mo sa suburbs is house and lot.

So another thing to ponder is consider maybe VIC dahil mas mura. (Assuming may work din don)

yes kailangan yung immunisation records. :) pati na rin adult booster doses and latest flu vaccines.
idk sa mga non medical/nursing staff if same ba ang requirement nila, basta alam ko if may patient contact/interaction kailangan may proof of immunisations.

I've had my own place for most of my stay here. Nagshare house lang ako nung una because I needed a place to live while I oriented myself here and while I looked for my own place. The last time I looked for a rental was last year & I had multiple offers. Sa tingin ko wala naman kinaiba ang paghahanap ng rental as a single person vs as a family. In the eyes of the agent & the landlord, may kanya-kanyang pros & cons ang tenants who are single, dual income couple, family, etc. It all boils down to the the landlord's preference. It goes without saying that you need to prove you can afford to pay the rent on time & that your references give you positive reviews. Pag first time renter, wag lang masyado choosy. My first rental was quite far from the city although may train station naman. Wala ako sa NSW but I have a couple of friends there na pareho situation sa akin.

With regards to mortgage, I recently talked to a mortgage broker who is based in Sydney but handles clients nationwide, kasi nagtitingin na rin ako and the main things that are considered for a loan are steady income, saving/spending habits (they will look at your bank transactions), outstanding loans, and credit profile. It's not really a matter of whether or not you will be able to get a loan, it's a matter of how much the bank is willing to lend you after assessing how risky you are and the value of the property you want to buy. So kunyari $500k ang gusto mo iloan pero ang gusto lang ipahiram ng banko is $100k, then you're still able to get a loan hindi nga lang for the amount that you want.

Yes po I plan to work in a clinical laboratory. I'm a bit worried because my immunization records (baby card) got lost so there is no hard proof that I really got the shots. Thank you for suggesting that I get an immunity test :) though it's a bit expensive I will try this if the employer ask for these records. Maraming salamat po ulit!

I didn't even think about that immunization record when I came here, and I didn't even know if I had immunity for any of the things on the list :D Which state are you moving to? Depending on the role, you may be required to have additional vaccinations (Hep A/C, etc.), but you probably won't know until the employer hires you.

If you're a PR and when you get covered by Medicare, you probably might not need to pay for the test (I didn't, as it was covered under my OSHC), but just double check with the GP. Baka yung cost of vaccination nalang ang kailangan mong bayaran.

You can rent a place to your own. I think, and hindi ko naman nilalahat. Agents prefer renters na kayang magbayad long term. They prefer renters na di sisirain yung bahay. Depend un ha. If ur in a condo, one bedroom, i think prefee nila single. If your in a house with three bedrooms, unless u can prove why the need of three bedrooms i think its fine. May mga cases kasi dito na naririnig ko, couple would rent three to four bedrooms, then irerent out or air bnb.

I see. You can probably have a look at the NSW Health website for info:
    https://health.nsw.gov.au/immunisation/Pages/oasv-faq.aspx

    https://www1.health.nsw.gov.au/pds/Pages/doc.aspx?dn=PD2022_030

Generally you would need funds for your relocation/settlement (rent, food, transport, mobile, bills/utilities), not just food and rent. You might need funds to buy toiletries, homeware/kitchenware if they are not provided in your rental. When I started, I usually bought stuff from Kmart (I still do even until now), they have really cheap stuff (of course, you don't expect them to last forever, but I've had small appliances that worked well for at least a year).

Rental bond is usually equivalent to 2 to 4 weeks' rent (depending on your landlord/agent, but max is 4 weeks' worth), like a deposit that is held throughout your tenancy. When you move out and there's no significant damage to the property, you may get your full bond back. You would pay this bond to your landlord or agent, and they will have to forward that bond payment to NSW Fair Trading (if NSW).

Have a look at the details here:
    https://fairtrading.nsw.gov.au/housing-and-property/renting/starting-a-tenancy

Hello. I'm curious lang sa process ng rental application. I'm planning po kasi to rent an apartment in the Melbourne CBD area when I finally get there.

    1. Ilang ID po dapat ang kailangan ipakita? So far kasi ngayon, passport lang ang meron ako; the other ones I have are secondary IDs and I don't think acceptable sila. On top of it, pwede ba yung birth cert? Visa grant?
    2. Ano pong other documents na kailangan ipakita? I do know job offer/contract for proof of income.
    3. I know na kailangan din magpakita ng bank statement. Do they accept yung naka peso yung currency? Not sure gaano kabilis magopen ng account as soon as I arrive, pero pretty much magdadala ako ng bank statement pero from a local bank (RCBC siguro) -- tinatanggap kaya nila yun?
    4. Anyone na nakapagrent lately sa CBD? How long did it take before maapprove?

Thanks in advance for your inputs!

    1. Meron point system dito to register for an ID (age card, drivers licence application) or to open a bank account. Naka-indicate yun sa application mo, naka classify yun either primary (ID with pictures) or secondary. Pwede mo gamitin yun passport, birth certificate, bank account, and foreign driver's licence. I forgot if these IDs require for attestation (in case needed, pwede sa police station, just bring the original and photocopy). Bawat ID presented meron corresponding points. I think at least 100 points ata to qualify.
    2. Pwede ka ng mag-open ng Australian bank account (NAB, ANZ...) while overseas. Pag dating mo, you can go to your nearest preferred bank na inindicate mo sa registration mo, it can take days or weeks to receive your debit card, pero pwede ka na mag-deposit sa account mo while overseas.

I think my answer for number one pertains to general application so mga government agencies hindi sa rental. My bad. Hehe

Currently based in Melbourne, inner suburb.
    1. If coming overseas, passport and visa grant should be okay. Cover letter will also help.
    2. Job offer, or better ask for a reference letter from your employer incuding your salary details.
    3. I don't think non-AUD bank statements hold a value for agents here; as they want to see you finanial capability in Australia, whether you can afford and pay rent on time.
    4. Approval process for any rental properties depends on your competition. You can be rejected if the agent feels there are other profiles that suits best.

I suggest if you can find a short term accommodation, let's say 1-3 months that would be good as you can familiarise the new environment, gauge which suburb suits you and you have the time to build up your profile for rental applications like payslip, bank statement, phone bill.

Dumating kami dito January 2023.then rented Feb 1,2023. Before coming here, nag open nako bank sa Commbank. Pagdating namin dito, vinerify namin agad ung bank.
After maverify, pwede ng gamitin ung bank account so we started transferring our money dito sa Commbank.

We also used the bank to get a Photo card ID from service NSW.they only accept passport and bank account from new migrants. At that time, wala pa kaming medicard so the only document we can provide is bank details showing ur address and phone number.

We also used the bank statements to show the house agents that we can pay the house for a certain amount of time. Maybe that's why we were able to rent it even though we dont have jobs. We needed to find house na kasi we wanted our kid to attend school. Ao the house contract was asked sa enrollment ng bata.

Thank you po! Yung pagopen po ba ng Australian bank account while overseas, maguundergo po ba yan ng 100 points system?
