TOUGH TIMES IN AUSTRALIA

edited February 2014 in Working in Australia
With a growing number of companies closing down, frequent laying-off of workers and increasing Australians looking for jobs, we are indeed facing hard times.
Here in WA, the state is about to dissolve a lot of city councils. In my place, City of Canning, they will abolish this council and will be integrated with Gosnells, closing more than five city centers with hundred of people losing their jobs.

Kahit anu man ang mangyari, ang mga Filipino ay mananatiling matibay at matatag. Life will go on. Life must go on.

March 2012 - IELTS in Libya OBS - 8
May 2012 - VETASSESS - Nurse Educator
July 2012 - denied state sponsorship Victoria
September 2012 - state sponsorship granted Western Australia
October 17, 2012 - Skill Select
October 23, 2012 - DIAC invitation
November 2012 - Visa lodgment
December 2012 - Allocated Team Adelaide
January 2013 - NBI, Police Clearance (Libya), Medicals Submitted and Finalized
March 2013- Additional documents requested (because I am working in Libya, it took time to get all the requested documents in Manila)
August 2013 - Financial documents, pay slips (Manila), taxation docs, etc. (I did not comply because I was in Libya for 5 years but my legal agents did something)
September 9, 2013 - Visa Grant

It's a huge risk talaga after paying thousands of dollars for visa costs then we will face with hard time looking for jobs, competing sa recently lay off aussie workers. Ma tiyaga naman ang pinoy, Hindi papayag umuwi agad at balik pinas to attain the australian passport. Sa oz bound pinoys, be prepared to accept casuals jobs to gain local experience and to pay your bills.

medical and healthcare jobs are always available but competition remains high. may nakakausap ako na mga kababayan nating mga nurses na student visa at nag bridging program na ang problem ay ang paghahanap ng magsponsor sa kanila to have the working visa, yung iba ay umuwi muna talaga sa atin because of the restrictions of the student visa. just keep on going, aim for the PR visa kasi pwedeng lumabas pasok sa bansang ito kahit kailan within the specified period of valdiity ng PR visa.

I dont agree that there would be a bubble burst, sa dami ng mga nagrerent kesa sa bumibili there would not be atime na mag oover supply ng bahay

example na lang nung nagrerent kami imagine 50 people taking a look at one rental property ganyan kahirap maghanap ng marerentahan

thats what they said in the US before the GFC happened. "real estate is a sure investment".

imagine what would happen if the economy tanked and all these people who bought during the peak aren't able to service their very large mortgages. or maybe a liquidity crunch or even a large increase in interest rates by the rba. lately the banks have been relaxing their lending criteria, so the situation reminds me of the us before the gfc.

i read somewhere that half of the home buyers in syd are investors buying a 2nd, 3rd, 4th property for rental. i doubt these guys would keep these properties if they're underwater. they already have a primary home, they might just want to get out with some of their money intact.

Although i do agree, the situation is a bit different here. due to land and other restrictions, home construction has not kept up with the population kaya malaki tlaga demand.

like i said, im hoping, but i believe that the chance of this bubble bursting is not very high at this point.

regarding real estate, according to my officemate who has been here for 10 years, dependent daw ang Australian economy sa China, since maraming Chinese property buyers, and they keep on driving the property values much higher, especially pag naka-auction yung bahay. Kapag daw bumaba ung prices ng bahay dito, mas lalo daw dadami ung investors na gustong bumili ng property. hehee not sure how true is that.

Pero I recall from some Pinoy friends na around 2007-2008, maraming nagbenta ng bahay nila sa Melbourne, as well as dito rin sa Sydney. That time, ung mga property daw sa Rouse Hill area, around 450K lang, and does not require any downpayment pa. check nyo ngayon how much na ang mga bahay don, at least 700K-800K pataas. Ang rule daw is every 7 years, property prices double. Maybe not true for all suburbs but a good example is The Ponds.

although general trend naman tlga na tumataas ang property, may time lang din na nagpplateau but still in the long run, tataas pa rin. Pag tumaas ung interest rate, the market will correct itself ulit. Yun nga lang pag nangyari yun, not sure if all can still afford to pay off their mortgage repayments dahil biglang taas ng babayaran nila. Nakakatakot din ang malaking commitment. hehehe
