    Oh wow, paid off mortgage in 3yrs??? Ano trabaho niya, hehe. :D

    Eto talaga ang mahirap sa Oz. Everything is mahal. But even with the very high taxes we're paying, it's nowhere as expensive as rental. Sakit sa bulsa everytime nagbabayad ng rent.

    By the way guys, I'm not sure about the 400k house. Etong kaibigan ko, 1-BR condo unit ay $350k na eh. Cheapest na nga daw to na new unit. She just signed off her life 2 weeks ago, sabi niya. Yung pinoy couple got the 4-BR house years ago nasa 600k na almost. But this is QLD. I'm sure mas mahal yata Perth or Sydney. Yung pinoy couple nakakuha ng FHOG. Pero yung friend ko, hindi na daw eligible yung property niya for FHOG. May bago na daw rules.

    Iniisip ko tuloy, it would take me ages para maipon ang 20% downpayment, ng maiwasan sana ang mortgage insurance.

    Almost 50% downpayment sa 700k house... Then he got married and wife also had a job.. House paid off in. 3 years. Debt free in 3 yrs is amazing:)


    It depends on lifestyle how good one can save... Kung anu ang priorities. If single, on average income of 65-75K i think it will take 5-6 years to come up with 20% downpayment factor in leisure also. Pero if nasa 100k salary range nadine..i think it can be cut in half to come up with 20% pero dapat din mindful spending.. Like opt for flatting rather than getting a place of your own. Rent is killer talaga in au. Grabeh mahal ng rental dito. Kumakain talaga ng huge percentage of the take home pay.

    Yung $400K na bahay, 3 bedroom, 2 bath at double garage na yun dito sa Qld. Maganda na rain ito at kumpleto na. Yung S600K, siguro 2 storey house na ito. I am not sure about the costs in Sydney and Melbourne. It's true na the closer to the CBD the higher the cost. But wala na rin siguro masyado available lots na malapit sa CBD kaya the way to go e dun sa medyo malayong suburbs na. To give you idea, once completed na ang house, we will be paying around $450 per week. Not bad for a 4 bed, 2 bath and double garage. The location is about 15 minutes drive to CBD.

    Sharing my friends case. 2years pa lang sila sa Au nakabili na sila ng house sa melbourne. If im not mistaken more or less 400K. 2storey house. 2BR. Brand new. Naka-avail sila ng FHOG. 10% ang DP nila kaya may LMI. They are both working as an IT. No kids yet. I believe matipid sila thats why madali sila nakapagsave ng DP. Sabi nya doable naman daw basta nagset ka ng goal and nasusunod mo yung target savings mo. They also have 2 cars on top of that. Bilib nga ako eh!

    @jengrata yup doable specially ibang i.t. professionals here in au nasa 70-90k annually kaya.. What if 2 pa sila?! Specially basta d lng nsw talagang madli maging home owner!! Hehehe!
    But also bear in mind.. Very doable toh kasi 20 years to pay naman. Kaya yan:)

    @JCsantos see grabeh doable? Pero if u can cut down the number of years.. You can save more on interest. Also i dont want to be still paying mortgage when im 60-70 yrs old. The shorter time na ma mabayaran ang loan mas better:) so if u can do it in 10-20 years..better para yung 10 yrs out of 30 savings na for retirement.

    In my 50s-70s i want to enjoy na and who can say we are healthy enough at that time to keep working? May cleaner kami pinay been here 20 plus yrs still paying off their mortgage..triple job si ate and hubby full time. But saying that yung property nila grabeh ang lapit sa cbd..townhouse in sydney. 20 odd years ago mura lng bili nila of that property kaya lng blue collar work sila so medyo mahirap to pay it off compared if professionals. They are a bit old na din nearing 60s.. I said to them yung property nila they bought mga 300-400k ages ago dahil sa location nasa 1 million almost aud na. Why not sell it? Downsize...pay off the mortgage and make a profit?

    Pero d pa daw pwdi kasi yung work nila very near sa house nila.. So maybe when they retire they will consider it na. Waiting for pension/super pa... Ok yun kasi in the end the property is an investment kasi it will make a profit but mahirap din kasi sa sobrang taas ng time to pay it off, they have been literally working their ass off just for the mortgage.

    Sabi ko naman...if kaya naman why not? Imagine cleaner/aid and driver in au may bahay na worth 1 million if they sell it off.. Good location is the key. If uwi sila sa pinas kahit maging 100 plus years old pa sila d nila ma ubos yun!

    Hehehe I heard a similar story yup .. they can sell it for a Million spend the half on buying a property in the west and still enjoy the fruits of their labor ... whew iba iba talaga mind set ng tao ... kami we want to pay off our loan on the next 10 years then maybe retire after then

    Put it this way...

    When you rent, that is dead money and it is all expense...

    When you pay amortization, that is paying for your house and partly some dead money/expense in the form of bank interest... :)

    Renting is paying somebody else's mortgage.

    Yun pa lang depressing na, ma-enganyo ka talaga bumili eh. I tried computing my apartment's mortgage. I reckon nasa $400 to a week for the owner. And since property rental increase regularly, I am paying so much more. So, may sukli pa may-ari !!!

    If you can see yourself staying in Au for the next 10 years at least, might as well buy property now or soonest possible. Nahala, makapag-umpisa na ngang mag-ipon ng downpayment.

    Sa mga tga-Singapore na nakakuha ng malaki from CPF, nakabili ba agad kayo ng house after magka-work? I was asking kasi my husband and I are both working in Singapore and plan naming irevoke CPF namin. Medyo malaki makukuha namin since of us are both working and we're thinking of using the money para pang-DP.

    If the house cost around 400k... so it means kailangan mo ng around 80k for downpayment at 20k for misc... so at least must prepare 100k... tama ba?

    What if dalawa yung loan : land + building home? Total ba nito 20% dapat DP mo sa bangko para ma waive yung LMI? Nagpa pre approve kami sa NAB tapos "what if 20% DP" pero noon final computation parang may insurance na dinagdag +179 Monthly..

    Sa tingin ko, dapat kasama yung 15k (new house) in Sydney sa calcualtion ng Deposit.
    yun nga ang purpose ng FHOG is to help for the deposit ng new property.

    PAra sigurado, itanong mo na rin sa bank kung san ka kumukuha ng loan since sila yung nag chanrge ng LMI at sa kanila napupunta yuhng LMI.

    Bka insurance ng property mo yung sinama sa calculation since required ang insurance. Kung ano man manyari sa property at biglang hindi ka makabayad, naka insured at hindi mag kaproblem yung bank.

    Pag kaka alam ko LMI is not paid montly. Isang bayaran sya.
    Kung monthly yug insurance charges, bka home insurance yan ng property.
    Required na insurance yung property.

    Cguro sinasabi na 2 yrs since by 2 yrs dapat medyo stable ka na in australia at alam mo na kung ano expenses mo at magkano kaya mo loan at bayaran. Kung one year kasi syempre hindi mo pa ma picture ano ang pwede mong maging expenses mo in a year at kung ano ang actual savings mo. Dyan yung time na iisipin mo pa na bumili ng kotse at ng mga gamit ng bahay or kung gano ka kadalas ma holiday.

    hello po pag 20% yung downpayment including the 15K FHOG dapat ba wala nang LMI?
    What if dalawa yung loan : land + building home? Total ba nito 20% dapat DP mo sa bangko para ma waive yung LMI? Nagpa pre approve kami sa NAB tapos "what if 20% DP" pero noon final computation parang may insurance na dinagdag +179 Monthly..
    20% DP will have no LMI - what I am not sure is if pwede isama ang FHOG sa computation ng 20% m0...
    May FHOG ba na binibigay sa Victoria for new immigrants and how much?

    10K ata but this is only available for new homes... We didn't avail of this kasi 8 yr old house ang kinuha namin.

    May rebate though for the stamp duties; 50% if first home.

    @TasBurrfoot sir question po ulit. Sorry ikaw po ang lagi ko tinatanong, tanong ko lang po if how much ang interest rate (i know that it varies depending sa credit rating pero ano po yung average?) May naresearch po ako na 5% daw but not sure about it. And kailangan po ba na 2 years ka na employed? If i-avail yung 5% dp and LMI? Thanks po!!
    average does not matter... look for a loan that suits your needs! :)
