    Nakausap ko po kasi un Pinsan ko sa AU.     Although dipa naman kami granted pero nadagdagan lang po yung isipin, bukod sa paghihintay ng visa grant, kasi ang hirap po mahiwalay sa family.

    Really depends sa situation ng family. But in our case, buong pamilya na kami lumipat dito. Kasi un nga, ayokong mahiwalay sa knila. No. 2, may mga kaibgan kaming nagpatira samin dito for a month para makahanap ng house. And no. 3, mas madali kmaing nakasettle kasi andito na kami. Lahat ng mga need asikasuhin madali na kasi andito na.

    Im not really sure how hard it is to find house. Pero we found our home dito sa suburb blacktown. Baka sa city super hirap makahanap. Kasi halos lahat gusto tumira dun. But we prefer dito kasi tahimik at almost everything can be driven, and ung parking lots most of the time free for upto 3hours.my husband work sa city, so he just drive to any park to ride na train, then sasakay nlng siya ng express train. Basta magamit mo ung OPAL card mo sa tren, libre na parking mo for the whole day.

    Yung house namin, nag viewing kami ng Saturday morning. We send our application Saturday afternoon. Monday morning, approved na kami. When u apply, iready mo lahat ng need nila.

    I remember sending my bank account with my funds on it. I also sent numbers of the agent na natirhan namin sa Singapore, so they can prove na maayus kaming tenant. They also asked our occupation, and how many kids we have. What age ung anak namin.

    Pwede naman to pero note na madugo ang rent sa NSW. Pwedeng umabot ng 500+ a week ang isang place.

You can actually get a place muna then uwi ka sa Pinas, and let someone rent the place short-term period but you have to do all the effort to advertise the place. Downside is wala ka sa property and whatever damages ikaw ang liable.

    Matagal na. Kung na-surrender mo na yung expired license mo, try mo na lang ipakita yang papel mo kung magaaply ka dito. kung may photo ka ng previous license mo, much better.

    Thanks all sa insights! Yeah, plan ko is to book an AirBnb muna while looking for a place. Then once I get a place, I'll fly back to tie loose ends (I don't plan on resigning from my PH job until I've secured another one so need ko ibalik pa mga company assets), but I don't want to rent the place out if ever kasi I plan to fly back rin shortly. So won't leave it vacant for long, na abutin ng months.

    For me, it is best to inspect the place so will see the place yourself. I have seen posts on Reddit na maganda lang daw sa pics, pero when they were at the inspection sobrang layo daw ng hitsura..

    Sa current place namen mas gusto nila na present ka during inspection. Pag wala ka sa premises papasok sila regardless - nakalagay yun sa terms and conditions na pinirmahan namen.

    Ganito style nyan:

    1. Sa viewing ng house, makikita mo na yung state ng bahay. You can gauge na yung place on what the issues could be
    2. Pag approved ka na and dun ka na magsstay, good thing to do is ikutin mo ng mas mabuti yung place and take pics of it para secured ka later down the line if may damages
    3. If may sira sa house like clogged drains or iba pa, just let the agent know. They'll send someone to fix it asap (libre to if you're wondering)
    4. If ikaw ang makadamage sa bahay, ibabawas yung fixes sa bond na binigay mo at the start of the lease. Kaya be careful na wag mo idamage bahay or else simot ang bond

    I second to this. Medjo pricey now mga rents and pahirapan maka rent. Please coordinate with the housing agents. Mas makakamura pa if mag Airnbnb or house sharing muna while looking for your place on your own. You can actually get a place muna then uwi ka sa Pinas, and let someone rent the place short-term period but you have to do all the effort to advertise the place. Downside is wala ka sa property and whatever damages ikaw ang liable.

    Thanks all sa insights! Yeah, plan ko is to book an AirBnb muna while looking for a place. Then once I get a place, I'll fly back to tie loose ends (I don't plan on resigning from my PH job until I've secured another one so need ko ibalik pa mga company assets), but I don't want to rent the place out if ever.

    Required ba na present ka during routine inspection? For example, kunwari nagbakasyon ka lang overseas for 4 weeks (which is tugma sa alloted PTO sa Australia)?

    For me, it is best to inspect the place so will see the place yourself. I have seen posts on Reddit na maganda lang daw sa pics, pero when they were at the inspection sobrang layo daw ng hitsura..

    Yes, that's my plan, hence renting AirBnb while looking for a place to rent/secure. Required/part of the process din daw ang in-person inspection e, from what I've read and heard from acquaintances.

    What I meant was if required na andun ka when they do routine inspection ng nire-rentahan mo? Namention kasi ni ma'am @ga2au na may ganyan :)

    Best na andun ka at natirhan mo na ung place. Kasi sa mga routine inspection, iseshare mo sa agent anung mga sira. At need ayusin. Pwede namanf sila lang masi may spare keys naman sila. Its upto you. Just tell the agent na aalis kayu, at wag mo munang lagyan ng mamahaling bagay ng place.

    Ma'am, yung practices na ganyan—like inspection, what do kapag may sira, etc.—ni-orient kayo nung RE agent or nalaman niyo lang din along the way?

    Mukhang need to do some more research for my own sanity! Haha.

    Ganito style nyan:

    1. Sa viewing ng house, makikita mo na yung state ng bahay. You can gauge na yung place on what the issues could be
    2. Pag approved ka na and dun ka na magsstay, good thing to do is ikutin mo ng mas mabuti yung place and take pics of it para secured ka later down the line if may damages
    3. If may sira sa house like clogged drains or iba pa, just let the agent know. They'll send someone to fix it asap (libre to if you're wondering)
    4. If ikaw ang makadamage sa bahay, ibabawas yung fixes sa bond na binigay mo at the start of the lease. Kaya be careful na wag mo idamage bahay or else simot ang bond

    Congrats sa mga na-grant and gooduck sa mga waiting :)

    Thanks din po sa mga shared tips sa whole process ng DIY visa. :)
    Granted na po kami sa 189 Visa (me and my husband) last 12 April.

    We are planning to stay in Europe for a maximum of 2 years. Lipad po kami this end of May to Europe. For the 1st entry sa Aus, kelangan namin pumasok within a year. Magvisit po kami sa Aus this May (1 week lang). Medyo hindi lang po kami sure sa mga ito:

    1. May kelangan pa po ba kami dalin sa airport aside sa letter from Immi? Or may kelangan po ba kmai gawin dun sa Immiaccount?
    2. May kelangan po ba kami na inotify regarding sa pagmove namin to Europe for 2 years? Like change of address and work situations?
