Hi yah medyo challenge nga mag hanap ng bahay d2 lalo na wala pa kayo work, medyo maselan mga agent/landlord kc hndi basta basta sila pwde mag evict ng hndi nkakabayad hehe. Expensive nga ang Air bnb pero for a month of stay, maganda na yun kasi fully furnished na ready na pag dating nyo. Habang ng hahanap ng bahay, Mas maganda sabay sabay na kau, if you can, same din naman un. Try to search Pinoy Housemates in Melbourne sa FB bka may makuha kayo dun. I understand your hesitation been there before, pero nung nandito na kme, everything's all good pala😂

Gaano po ba normally katagal yung process ng application ng apartment? Say, kunwari, may napili ka na and nakapag-submit ka na ng application -- gaano katagal bago ka balikan ng agent na sayo na yung property?

Totoo daw yan. Today 12 degrees tapos bukas 34 degrees haha ganun kalala. Pero feel ko as Filipinos di tayo maninibago dito. Lalo na dito sa South (taga Cavite ako), mas erratic nga dito eh. 10AM grabe ulan, tapos 12PM ang lakas ng araw. Makakailang round pa yan, di na nahiya HAHAHA.
Siguro ang maninibago lang tayo is yung lamig dun, which is yung lamig na di natin naeexperience dito. For that I think maganda magdala nalang lagi ng jacket, ganun ginagawa ng mga friends ko mostly.

It varies depending on the agent, considering they also have to coordinate/discuss with the landlord. May take a few days to weeks, depende rin if nagmamadali si landlord to rent out the place.
Yes, Melbourne weather can vary a lot throughout the day, but it's predominantly cold because of its location (far from equator) and environment (right next to the bay). Technically, it's classified as an oceanic climate, similar to the climates of Berlin, London, Paris, Vancouver (minus the snow).
If you haven't lived in a country that has four seasons, for sure maninibago ka kasi magkaiba ang temperature at humidity in Melbourne. It can also be very windy (and it'll feel colder because of windchill). The PH climate is tropical monsoon kaya normal talaga ang umulan dahil sa sobrang init, and average temp is 25-30 degrees (record low is about 20 deg, record high 38 deg).
Yung year-round climate sa Pinas, January and February lang yan na-eexperience in Brisbane (kasi summer), but in Melbourne it's totally different. In Melbourne, average temp is 8-20 degrees (record low is 0 deg, record high 38 deg). During summer, 10-15 degrees ang average temp, so kailangan talaga naka-jacket (unless sanay ka sa air-con, then baka di mo na kailangan nun). Ang winter naman nakaka-dry ng skin, so kailangan lagi mag-lotion at lip balm para hindi chapped ang lips.

Yah use those apps, Realestate, Domain, TenantApp and Rent, mas maigi contact kabayan in FB. Apps are very straightforward to use, choose your prefer house, schedule for inspection then after viewing apply.

Property agents are usually for those listing the properties for sale or lease/rent. So homeowners are the ones hiring an agent to sell their home or manage their property, and rental applicants (like you) are only in contact with the property agent regarding the buying/renting of the property, and not the homeowner.
It may be possible to hire an agent to help you find a home, but usually that's for when you're ready to buy an actual real estate property, not for the regular rental process.

Hello! Based on my experience recently (arrived in Melbourne this Sept 2022). Medyo matagal and based on luck ang apartment processing. Sa amin, although madami kaming preferred na suburb, we ended up accepting the one and only landlord na nagaccept sa amin i.e. Docklands. So mga around 2 weeks pero nalaman lang namin na accepted na kami 1 day before our last day sa aming Airbnb sa Glen Waverley, imagine our worry! haha

Hey all, me and my wife just moved here in Melbourne last Sept. 2022, sharing my experience baka makahelp.
Regarding suburb to choose, at first we searched for our "preferred suburbs" based sa suggestion ni google. Brunswick, Southbank, Richmond, Carlon, Fitzroy, etc. Pero in the end, when we were receiving numerous declines sa aming rental application, we realised na we don't have the luxury to choose sa ngayon kasi landowners specifically look for rental history. After 2 weeks of countless inspection with sobrang daming kalaban, landed our only rental acceptance here in Docklands. As a newbie in Melbourne, can't specify enough how convenient it is na sa Docklands kami nagsimula. No bayad for transpo to city (free Tram zone), wala masyadong mga homeless na tambay and very quiet, good for family!
Apartment hunting advice - more choices the better, siguro wag ilimit ang sarili sa 1 source. Use all possible means, e.g. I used realestate.com.au (got the acceptance here), domain.com.au for apartments. Used Facebook by joining 2 groups i.e. Fairy Floss Real Estate (try to consider house sharing through this group atleast for the first 6 months para magkaron ng rental history) also Pinoys in Melbourne is a good source.
Melbourne's weather - kakaiba talaga, pero not that extreme masasanay din after awhile, make sure nalang laging may dalang jacket and umbrella.

Glad to know you were able to find a place in Docklands. Your preferred suburbs are actually the popular suburbs in Melbourne so a lot of people would be competing for those properties Docklands is bound to be expensive because of its proximity to the city and building type (puro condo/apartments rather than old houses). Yes, living close to the CBD is good at first, but eventually you'll get the hang of things (transpo-wise) and then you can just find a cheaper place in the outer suburbs.

Agree, we see ourselves eventually moving to a house-type accommodation, we stayed sa Glen Waverley for the first 2 weeks (expensive), and nagustuhan namin yung place, I believe by the time na magexpire ang lease namin we will have more options of our preferred suburbs na cheaper and in outer CBD.

Hi! I believe yes, ang hihingin naman sa rental application is yung mobile and email ng landlord, address and until when ka nagstay, itatanong lang sakanila kung tama ba ung details na binigay mo and how are you as a tenant, so hopefully kahit room-sharing is makilala mo yung landlord through the tenant na nasa lease agreement or you can try to give the name of the main tenant (with their consent ofc..). I believe may ibat ibang pwedeng approach, diskartehan nalang hehehe

The documents you will be asked for will depend on the landlord/agent, and how formal the renting arrangement is. Some will ask for zero/little documents, while others will ask for tons of stuff. Depende talaga sa kausap mo.
I found my first place (room for rent in a sharehouse) via Flatmates and hindi masyado choosy yung landlord or yung agent nya, so rental bond lang and 2 weeks rent ang hiningi sakin (this was way back in 2018 in Sydney). They were very informal (no rental contract at all in my 2.5 years there and I paid in cash), and they didn't care if I had work or not. They never asked if I had a job, and the landlord was actually very nice.
When I moved interstate, I dealt with a formal student accommodation agent, so hinanapan ako ng bank statement, details of my university, details of my employer (for part-time work), scholarship offer from university, letter of guarantee (that my parents will pay for my rent if I cannot pay the rent on my own---this one seemed like overkill pero gusto talaga nila na meron nito). I also gave the contact details of the agent in Sydney as referee, pero hindi naman daw siya tinawagan to confirm my details or ask about my tenancy history.
In my experience, it's not usually about how much money you currently have in your account, but more about whether you have a stable job or source of income. IMO, the money in your account could be someone else's, or you could easily spend that money (shopping, travel, etc.) and is therefore not a guarantee that you will still have that money in 2 or 3 months' time, and that it is really earmarked to pay for a year's rent.
When I applied to the student accommodation, I was worried with the "show money" too because I didn't have much at that time. My savings was depleted because of the interstate move, plus the pandemic was still ongoing, so I only had AUD 1,500 showing in my bank statement. But I could prove that I had a stable source of income through a letter of scholarship from university and having part-time work, and my rental application got accepted naman. I'd like to think the scholarship letter helped a lot, but for those who don't have one, having a job would typically be necessary.

Hi all, if bago pa lng kayo please dont expect na makaka kuha agad kayu ng rental properties. Landlords are very strict when it comes to renting. Tpos competitive ang renting d2.malaki ang demand. Dati, every week we had several inspections like 8+ properties , buti na lng wfh ako patakas takas haha. And we got several rejections, even though we're both employed my wife is working in health care, strange dba. Tpos pg mura yong rent and maganda ang dami namn kasabay😂 families, couples etc. Im talking about properties near the city. For peace of mind, I suggest try to book 1 month Airbnb, or if you have relatives/friends na pwde maki stay much better or reach out sa FB sa mga kabayan natin ng papa room share. Pag d2 na kayo and trying to apply for rentals make sure you have a good references, a friend, co workers etc to vouch for you. Try to get letters of recommendation too from your previous landlords overseas.

Thank you po for sharing your experience! 🙂 It's good to know na meron din naman palang mga lenient agents and landlords na hindi masyadong meticulous sa documents, halos lahat kasi ng mga nababasa ko eh sobrang competitive din daw mag rent dyan.
I also agree na mas important yung may stable source of income ka rather than just having a "show money" in your bank account. I was just curious lang kung anong mga supporting docs ang sinubmit nila @secretzai since wala silang rental history and I also assumed na wala pa din silang work? This is one thing kasi na gusto ko talagang paghandaan din since we will be moving with our 2 kids na agad 🙂

Merong areas kasi na hindi sila nagpaparent, pero marami silang binebentang property. Maraming houses na binibuild pero pangbenta hindi pangrent.
Tips lang pagnagrent.
Picturan lahat yung nadatnan niyo, then kung may nasira due to wear and tear, iinform niyo sila para di mo sagot ang pagpaayos like outage ang ilaw, sirang gutter and etc. Mahal ang labor dito kaya kung di mo nadocument lahat, ikaw ang magbabayad ng pagpaayos. And kung may nasira ka, inform mo rin, then siyempre sagot mo.
Kung ano nadatnan mo na linis, dapat ganun rin dapat. Clean as you go dapat. Kung may stain ang wall, dapat malinis, kung ang carpet malinis, dapat ipalinis niyo paglilipat na. Syempre may documentation na resibo and accredited ng owner.
Review all the contract kasi syempre magagamit niyo rin sila in the future as referees kung lilipat na kayo sa ibang rental property. And siyempre malay niyo may feedback system ikaw na nagrerent and sila nagparent sa iyo. Win win situation. Sigurista sila kasi mas maraming naghahanap ng marerent kaysa yung mga rental property.

Amazing inputs! So is it safe to say na maganda na before arriving in AU, maka-secure na ng job as much as possible and mapakita yung contract with your salary as "proof of funds"? Ganito kasi yung balak kong gawin.

Sa Melbourne CBD area ba you think competitive ang apartment hunting? Not sure if price, since it's more expensive there, is a contributing factor to competitiveness when it comes to the CBD area?

If I may add, nagview ako ng apts dito before. Minsan nakalagay sa posting na ang viewing ay until next week pa pero when I called their office to get an update, meron na pala silang napili in less than a week. Pag solo talaga mas madaling humanap muna ng mapapagstayan on fb marketplace rather than finding apartments. Nag offer nga ako before na mag advance payment ng rent for 3 mos, hindi naman daw advantageous yun so no need daw haha
Etong place ko now na nahanap is a house. This was something we got kasi nafriend namen ang agent. Nagview ako Wednesday, nag finalize kami by Friday. Then by next week pwede na mag move. Ganun lang kabilis.

Ideally, yes. But finding the first accommodation ang concern mo, kaya recommended na mag-allot ng budget for AirBNB or hostel/hotel, or kung may family friend ay makistay ka muna para tipid talaga. Especially with the rental crisis across Australia, mas mataas ang demand kaysa sa supply, so pahirapan talaga makahanap ng accommodation.
I think competitive rin siya, pero kung afford mo ang rent for a year in CBD (I'd estimate $400-500pw), try it anyway. During 2020-2022, my friend got covid pricing on her apartment, around $300-350pw on a 1BR apartment across Crown in Southbank. Ngayon nagsitaasan na to $400+ pw, so lumipat na sya sa outer suburbs kasi may nakuha siya na 2BR apartment na halos same price as the current 1BR apartments in the city.

Totoo ito. May properties na applicants are encouraged to submit their applications before the inspection. Tapos nagsshortlist na yung agent and pumipili na yung landlord based on the submitted applications. Nagiging formality na lang tuloy yung viewing kasi the selected applicant still needs to view the property and I think requirement din naman ang public viewings for listed properties. Pero for everyone else attending the viewing, it's really a wasted exercise kasi unknown to them, may napili nang applicant.
Nangyari sa akin ito twice last year. A day before the viewing tatawag ang agent to confirm na pupunta ako, which is weird because they don't usually check. Tapos the morning after the viewing, i-ooffer na yung unit maski 6pm yung viewing the previous night so parang wala namang time to review and short-list applicants.
Nangyari na rin naman yung one or two hours before the first scheduled viewing e mag-mmessage ang agent to cancel the viewing kasi may nakuha nang tenant.
Hindi rin lahat ng properties na naka-post e available pa. For example, one week after I signed the contract and paid the bond and advance rent, nandun pa rin yung post for my place. Di pa naaasikaso ng agent na tanggalin.
Dapat lang masipag mag-apply and magview ng units, at wag lang masyado choosy kasi may rental crisis talaga dito ngayon.

Also having a car helps. Legit halos imposible mag house viewing pag commute lang, lalo na 15 mins lang ang viewing time. Yung mga houses na naview ko before e malayo na sa bus stop - no way na magagawa ko lahat ng viewing na ginawa ko without a car.

First-time renting could be hard pero workable naman kaya don't be discouraged. I booked 3-4 viewings on the same day, viewing lasted only for 5mins at tatambay lang ako sa city just to wait for the other viewings kaya sobrang pagod tlaga. Kaya i have given up my city dreams and sa suburb nlag tumira. haha
Renting via FB Group - I tried this one and kamuntik na kong ma scam. We had exchanged personal details and when I asked for a viewing they refused for a seem to be a valid reason and say deposit my payment in her lawyer's account. Thinking it is Australia and not prone to manloloko I almost gave in. But when I told my sister about it she says NO you have to deposit your bond on RTBA (Residential Tenancies Bond Authority). There are a lot of legit rentals on Facebook groups but don't lower your guard. Transact wisely.
Prices (Just my observation/experience March 2022) - Higher rental prices, smaller areas and sobrang competitive ng rentals sa city. Viewing palang madami na kacompetensya usually around 5-10 people per viewing. If you are okay living in small areas I would say the price is reasonable because looking at the transpo pricey din talaga like full day is $9.2, for a week is $48 considering you will travel daily, I think magkakaroon ka ng around $100 sa budget na pwedeng mapunta sa rental when you choose to live in city than suburb.
Basically ito yung naobserve kong prices 1BR (city) = 2BR(near train) = 3BR(10-15mins drive from the train). Note 10-15mins is not walkable unlike in the Philippines.
Additionally, mas lesser ang kacompetensya/higher chance of approval sa outer suburb than as city.
For the viewing - realestate.com.au is a good site. pero kung gusto mo tlagang mauna. pumunta ka mismo sa agent's website like raywhite, obrien, barry plant and etc. May mga exclusive preview sila na sa members lang muna available before nila ipost sa public like realestateau and domain. Libre naman mag sign up ma floflood ka lang ng emails. haha.
Mauuna vs moving with family - It really depends on your preferences. But to put it logically, if you have 6months worth of living expenses to spend ($15,000-20,000), then you have the luxury of bringing your family with you. If not, don't be scared, ask for help, you'll be surprised there are a lot of kababayans willing to help you. It's hard to be alone but it is harder to see your whole family under stress and pressure.
