    Maliit lang it's near fitzroy gardens in east melbourne.

    I got an advice to buy a land first para mababa ang stamp duty,. Then when the land appreciates, I can use the equity to get a loan for a house.

    Usually mga ilang years to pay ba yung mas maganda iloan?
    The least number of years mas maganda as you will be paying lesser interest kaso it will be expensive; we got a split loan 50% variable and 50% locked for 3yrs - tenure at 30yrs.

    Kahit 30yrs, we are hoping we can pay it off eventually in a shorter period of time with the help of doing the repayment weekend and building up the balance of our offset account.

    marami nagsasabi, property investments ang ok dito sa Sydney. Sobrang bilis tumaas ng prices ng mga bahay. Yung Rouse Hill area before, around 450K lang daw jan ang mga bahay around 2008 (recession ata non)... Ngayon nasa 800K median price.. hehehe Ung sa The Ponds din, parang 100% ata ang itinaas ng property value. Yung mga mahilig kase magnegosyo binibili tlga mga bahay para pagkakitaan. Pero dapat ingat din and pag-aralan mabuti ang market. May mga nalulugi din kase.. heheh
    Pde rin kase paupahan ung property kung ayaw nyo pa ibenta. Alam ko may tax rebates ata pag ganon, pero may rule ata na dapat mas mataas ang mortgage repayments than the rent value (not sure about this).. hehehe in the future eto sana gusto kong gawing investment, same kay @kst
    wala namang tax rebate pag nagpapaupa kundi eh merong allowable tax deductions. Yung interest at depreciation nung rental property eh tax deductible pati na rin mga expenses related sa property tulad ng council rates, maintenance, property management fee, etc. Kaya ang effect nito eh pag malaki ang expenses mo kesa sa rental income eh bababa ang taxable income mo kung employed ka kaya ngayon eh liliit tax mo kaya makakakuha ka ngayon ng tax refund dahil diba kung employed ka eh me withholding tax ka based on your salary (taxable income) eh tapos lumiit taxable income mo dahil sa deductions galing sa rental property kaya ngayon eh me refund hihihi! At the same time eh lumalaki value nung property tapos eh sya nagbabayad sa sarili nya kasi naman eh me rental income kaya win win situation kasi lumiit na tax mo, me libreng property ka pa na pwede mo ibenta ng milyones in the future hihihi!

    it is you who decides lang naman... :)

    mortgage rates has been at its lowest for the past year already and it is my view na it cannot go any lower pa hence we decided to fix half of our loan to 3 yrs... at least for the next 3 yrs, that part of the loan will not be affected once interest rates go up probably next yr.

    @johnvangie; there are various mortgage calculators in the interest such as my link below from Moneysmart AU website.

    With regard to gaano kalaki ang property, this varies naman depending on where you buy. so it is a case to case basis; your $400K loan may give you a 645 sqm house (3 bedroom and 2 baths with a car port) on a suburb 27 km east of Melbourne but if you want to live in the city itself, that loan amount will only afford you a studio apartment in Bourke Street.

    @IslanderndCity - let's put it this way mate, depende sa risk appetite mo... getting a loan is like getting into a marriage; 30 years yung mortgage mo... :)

    i was very hesitant to get into this a few months back but my wife convinced me that kahit anong mangyari, magbabayad pa rin naman kami to get that place to stay. Pili lang daw ako, whether I want it in the form of rent or mortgage... :)

    So ayun, that convinced me somehow...

Like what we did sa mortgage namin sa Pag-ibig, nag advanced to principal payment kami, so nakatipid kami ng 400K. Kasi un pinangbabayad sa rent, parang pangbayad din lang ng interest, at least you have the freedom pa kung ano pwede gawin sa house pag sariling house na...

    Yup, sa banko namin you can have an advance payment on your fixed loan portion by up to $10K per year na libre...

    Sa variable portion namin, we will have an offset account in place for that. Meaning instead of a savings account, pera namin will be placed there... And for every amount na naipasok namin doon, ibabawas yung sa pag compute ng interest na babayaran namin sa loan.

    For example; 100K ang loan, at may 10K kami sa offset account - we will only be charged interest on 90K.

    With good discipline in savings, you can easily knock a few year off from your loan save/pay more for/to your loan... :)

    Kung mahilig ka mangopya nung nag aaral ka pa.. eh kayang kaya mo sumunod sa UnliTrader. They provide what currency pairing to trade. Kiailangan mo lang copyahin.

    Syempre may membership fee. Start from SingleTrader Service par mas mura. Pag bigatin ka na at saka ka mag upgrade to UnliTrader service.



    Caveat: Decide for yourself if Forex fits your investment strategy.

    Yes. Mark So yung founder ng UnliTrader service. Nag papa seminar sya about Forex.
    Mark So is a forex trader (he develop the UnliTrader methodology thru his experience in fx trading) and yes he is a businessman (he put up this UnliTrader service at may bayad yung service).

    I mentioned na may membership fee.

    I also mentioned "caveat" and for the reader to decide if forex fits their investment stategy.

    Nabanggit ko lang dito about forex sa thread since ang topic is different investment.
