Hi! Question po sa mga nakapagsecure na ng house rental. Nasa magkanong range po kaya ideally yung bank statement na ipapasa? Any tips? Thank you!

Walang benchmark or makakasagot ng ideal talaga. But the trick is to show you are capable of sustaining your rental most especially if you dont have a job yet. Estimate a safe amount na lang. "Safe" is a few weeks or months' worth of the rental.

Ang tahimik... kumusta pala ang rental / housing situation recently sa aus? Yung nakikita ko sa news, both syd & melb medyo mahaba ang pila sa house inspection.
    Qs:
    1. How were you able to secure a house?

    1. Problem lang ba ito of those who want to rent the entire house but if you're renting a room, okay pa?

    2. Almost lahat ba ng location ganito ang demand na mataas or may specific areas lang talaga?

    3. Any tips para masecure agad yung property?

    4. Red flag landlords if any

Hello, meron ba dito who was nominated but is working remotely in a company whose office is not in the nominating state/region? My understanding is that pwede naman ito because your work address will be where you are located. If this is true, did you put your residential address sa ImmiAccount for employment details?

    Visa 491 here. TIA!

I think most of these properties with long lines during inspection are located very close to CBD kaya high demand. If you go further out to the suburbs, hindi naman yata ganyan kadami, but it would still be a competitive market.

Hello po! Galing ako Pag-IBIG twice. Yesterday and today. Yesterday, nag tanong lang po ako ng documents and process. Binigyan po nila ang ng checklist so the next day bumalik ako bringing all the documents na kailangan nila. Pag dating dun, hinanapan ako ng flight itinerary kahit wala naman dun sa checklist na prinovide nila the day prior. Buti meron ako soft copy so pina print ko nalang dun. Aside from that, complete po ang documents ko. I will be flying po to Australia this coming April 26 and ang last day po ng work ko is until March 30. Sabi hindi daw po ako pwede mag process since kailangan hintayin yung impending payment ng employer ko. Did the same thing happened to you po? Or baka po meron naka encounter dito. Nakakainis kasi pumunta na nga ako kahapon to make sure na smooth na at complete na ang dala kong papers tapos attitude pa yung staff. 😅😅😅

Hi thank you for this info.
    Just to share:
I just emailed pPOEA - bounced mail,
and also emailed DMW - no reply.
Haaay Philippines😖 Any advice from others who have had problems with an immigration officer who didn’t know about 491 visa? Pls share. Thank you po

Try to email rin yun sa CFO, they might be able to confirm this. Madami naman nagsasabi di required ang OEC pero yun nga, para less hassle at stress on the day of your trip, at least may nakaready kana. Much better na siguro yun kesa makipagtalo ka pa sa IO at di makaalis.

Thank yo @Sol_Au. Have emailed them and will keep everyone updated.

    Hi everyone.
    Just to update:
    -emailed poea. No reply.
-emailed DMW. Was asked to email CFO.
-emailed CFO. Was asked to email DMW.
-emailed CFO that DMW asked to email them (CFO).
    -CFO replied with email:
“Please be informed that the said visa is not required to undergo the process of the CFO. The CFO only registers permanent resident visas.”

Note that in my email I had requested for a formal letter but none was given so will just have to print and bring this email along on my flight day.

    Hope this helps.

Hi - kamusta po, naka lipad po ba kayo without OEC?

Clarification lang: the PDOS/CFO certificate is not asked for. You must register and schedule your seminar sa CFO PDOS website, and only when you've finished the seminar can you get your certificate.

Just want to be clear on that sakaling may ibang hindi aware sa CFO/PDOS process.

As for travel tax, most of the experiences na nabasa ko is it's required on your first entry—meaning if you've lived in the PH for the past year (or more), you still need to pay. The travel tax is waived na on succeeding entries using your PR visa.

May edge cases akong nabasang 'di sila hiningan though. Best to assume na you will need to pay (based on official guidelines: https://tieza.gov.ph/travel-tax-exemption/) and then ask the TIEZA counter at the airport if exempt ka ba.

Hi - anyone who has 189/190 who recently emigrated? Ano po yung requirements na kinuha ni IO other than Passport, Visa Grant, and PDOS/CFO certificate?

Ano po mga questions and other requirements ng IO

    Thank you!

In addition, you are not required to pay travel tax. Please ask for certificate. Dinala ko din yan

Talaga po ba? if PR visa holder, di na need mag travel tax? kahit po for tourism muna ( not yet BM )

First entry ko as 189, I have travel tax exemption certificate

San po kumukuha ng Travel tax exemption certificate?

Fill up here to apply: https://docs.google.com/forms/d/e/1FAIpQLSc346n84LFYw0A-22PFnjPbSRthUXYPlGQwleoFeEFSVI38cw/viewform

Qualified ba dito kahit greater than 1yr ang stay sa Pinas?

If your stay in the Philippines exceeds one year, the travel tax will apply³. The exemption from the travel tax is specifically for Filipino permanent residents abroad whose stay in the Philippines is less than one year¹. Therefore, you may not be eligible for a Travel Tax Exemption Certificate (TEC) if your stay in the Philippines exceeds one year. Please consult with the relevant authorities or visit the TIEZA website¹ for more detailed information. Safe travels! 😊

Certainly! When applying for an Australian visa, providing evidence of accommodation is essential. Here are the types of proof of accommodation you can consider:

Confirmation Letter from Hotel or Accommodation Provider:
Obtain a confirmation letter from the hotel where you plan to stay during your visit to Australia. This letter should clearly state your reservation details.
Alternatively, if you’re staying with family or friends (like your uncle), you can provide a letter of accommodation from them. This letter should include their address and confirmation that you’ll be staying with them.
    Certificate of Accommodation:
Some countries issue certificates of accommodation. If you have such a certificate, it can serve as proof of your intended accommodation in Australia.
    Other Forms of Proof:
If you’re staying with your uncle, you can provide:
    His address details.
Any relevant correspondence (emails, messages) discussing your stay.
A statutory declaration from your uncle confirming your accommodation arrangement.
A copy of his Australian passport or residency status (if available).
Remember that the key is to demonstrate that you have a place to stay during your visit. Whether it’s a hotel, rented apartment, or staying with family, having clear documentation will strengthen your visa application. 🌏🇦🇺

Thanks! I've received my 189 visa, and I'm preparing all relevant documents to present to PH immigration for big day, including proof of accommodation, although it was not mentioned in the CFO seminar.
